Absolutely. We’d love to sell every home with the Self-Tour Lockbox -- but recognize that many buyers are working with other agents. Our unique platform allows you to appeal to today’s savvy homebuyers as well as traditional agents. In addition to our Self-Tour Lockbox, we also use Supra lockboxes to make it easy for other agents to access and show your home.

If SimpleShowing is able to sell your home with the Self-Tour Lockbox, with no other buyer broker involved, you’ll save big – with only a $995 buyer fee. If another buyer broker is involved, Buyer Broker Compensation will be due (You decide how much to offer, though 2.5% - 3% is most common).

Either way, our 1% listing fee (subject to a $3,500 minimum) also applies. As always, we include professional photos, lockbox and yard-sign, listing in the MLS and dozens of websites, as well as social media marketing. Your listing and the entire home sale process will be managed by a licensed agent from SimpleShowing who handles all the paperwork and provides full support through closing.

For Self-Tour requests, we partner with a leading identify verification service before sending the requests to Sellers. This service requires potential buyers to upload their ID (ie, Driver’s License), then the service analyzes the ID to confirm it’s real. As an added step, they require the buyer to take a selfie, which they compare to the picture on the ID to confirm it’s the same person.

For agent led showings, as with other homes in the MLS on the electronic lockbox, only other agents are able to access the agent lockbox.

Buyers can request to see homes instantly or at a certain time in the future. If a buyer requests to see an occupied home, the electronic key will not be given to them until you, the seller, confirm that time is ok.

Once buyers have been verified, they can request a showing. When you approve the showing request, we send them an electronic key (a PIN) to access the Self-Tour Lockbox.

No, the electronic key we send to buyers is only valid for the requested time. There’s a 15 minute grace period, but otherwise, the key will not work before or after that time period. The lockbox has limited hours (typically, 7am to 9pm, but this can be changed to your preference).
