What’s the Difference between Apartment and Condo

One of the main differences between an apartment and a condo is how it’s owned. Except for in the Manhattan/Brooklyn areas of New York, “apartments” throughout the rest of the US are generally rented, not owned.

Most condos are considered to be attached homes, which means that you will typically be connected to at least one adjoining unit. In other words, you may own one single unit in a 4 unit building or a 50 unit building. Each unit in a condo has a separate owner, but many of the common areas within the complex are shared between all the homeowners.

In most cases, you’ll buy a condo, own your unit and everything inside, but you will pay monthly HOA fees for things such as building maintenance and utilities. These are among the things you should know before buying a condo.

When considering a condo or an apartment, it’s really an exercise of determining whether it’s best to rent or own.

As a renter, you of course do not own any part of the building which means you will always have to request permission before making changes to it. This includes painting the interior or exterior. That could be a deal-breaker for some. However, if you are looking for a cheaper place to live and can compromise on personalizing your space, this is. good option.

Condo Vs. Apartment Maintenance

Another thing that differentiates a condo from an apartment is its maintenance.

If you live in an apartment, the building will be managed by a property manager who will care for everything inside your unit and in the common areas. However, if you live in a condo, you will have to handle things independently. Everything outside your unit will still go through condominium management (e.g., snow removal, landscaping), but the inside of your condo will be up to you.

Condo Vs. Apartment Amenities

There’s usually not much of a difference between the amenities within a condominium and those within an apartment. Most condos/apartments will have the basics – e.g., kitchen, bathroom, appliances. There are also outside amenities such as swimming pools, parks, green space, parking areas, etc. Be sure to ask your realtor which amenities are included in the building you’re interested in and how much they cost if there is a condo fee.

Advantages and Disadvantages of a Condo

When it comes to buying a condo, there are advantages and disadvantages to expect. Here are some of them.

Condo Advantages

Convenience: Condominiums are designed to have everything you need for your daily living right at the building. This includes a grocery store, shops, dry cleaning service, etc. You don’t have to worry about going outside as much as if you were living in an apartment. You can find the best condos that feature even a restaurant, a park, and a gym.

Affordability:  Condos are usually cheaper than houses because of the size. Although the size is small, it doesn’t mean they’re not spacious enough to fit your needs. Do some research before purchasing a condo so you can determine if it’s worth what you want to spend on it.

Maintenance: When it comes to maintenance, condos are usually taken care of by the homeowner association (HOA). If there is a condo board in place, it will determine how to maintain and promote the condos. You’ll also be responsible for any repairs that need to be done within your unit.

Condo Disadvantages

Closing Costs & Downpayment: This is more of a general downside of buying any home, condo or house. You’ll need to save up enough money for a down payment, unless you’re a veteran and can access a VA loan. Most first-time homebuyers put 3-5% down on their home.

Plus, you’ll have to have enough cash to cover the closing costs when you buy your condo. We’ve created a detailed list of buyer closing costs, but in general, closing costs will add up to about 2-3% of the purchase price of the condo.

HOA Dues: Owning a condo doesn’t mean you don’t have to pay for anything else. There are still fees in place such as HOA dues that you have to cover. There are also monthly or yearly condo fees for the upkeep of the common areas, exterior maintenance, and other amenities. The HOA board usually sets these fees, so they can vary from building to building.

Advantages and Disadvantages of an Apartment

Living in an apartment also comes with its set of pros and cons, as outlined below:

Advantages

Flexibility: The apartment offers flexibility in terms of relocation. Because you don’t own the house, you can always find another one if you are not happy with your current location. This is especially the case when you rent a house or apartment in a high-demand neighborhood.

Affordability: The cost of renting an apartment is lower than owning a home because it’s taken care of by the landlord who does not charge for future repairs and improvements. This makes an apartment preferred by many people.

Lifestyle: The apartment is not a permanent living arrangement but a short-term home that allows you to enjoy a particular lifestyle. It could be the lifestyle of an upscale suburb or near a major city where cultural and entertainment activities abound. First Time Home Buyer Programs In Texas

First-time Home Buyer Loan Programs in Texas

Below, you can find 3 of the most popular loan programs in Texas for first time home buyers.

My First Texas Home

The My First Texas Home program offers 15 and 30-year fixed-interest rate mortgages for first-time homebuyers and veterans.

If you qualify, you may also be eligible to receive up to 5% of the mortgage amount as a no-interest, no-monthly-payment second loan that you can put towards the down payment and closing costs. This second loan doesn’t need to be repaid until the home is sold or paid off.

To be eligible for this program, you will have to qualify based on your credit score and current debts and income. First-time borrowers will also need to complete a homebuyer education course and provide proof of completion to the lender.

Not only will you as the buyer have to qualify for the loan, but so will the home you hope to purchase. The My First Texas Home loan program is available throughout all of Texas, but the house must meet requirements based on purchase price and income limits of the surrounding area.

My Choice Texas Home

The My Choice Texas Home program is very similar to the My First Texas Home loan in that it offers 30-year fixed-rate loans. The My Choice Texas Home program offers government-backed and even conventional loans and is not restricted to first-time buyers.

You will still have to qualify for the program and a minimum credit score of 620 is required. Another factor that will be evaluated is your income level. The home, as well, must meet requirements set forth by the program such as purchase price.

My Choice Texas Home can also help provide that second loan of up to 5% of the mortgage amount to help cover down payment and closing costs and that doesn’t have to be repaid until the home is sold or paid off. The funds are then recycled to help another homebuyer.

My First Texas Home loan and My Choice Texas Home loan can also be combined with the Texas Mortgage Credit Certificate, which we will learn about below.

Texas Mortgage Credit Certificate

You may not know, but with each payment you make on your mortgage, you are paying a portion toward the home price and a portion toward the interest you are charged for borrowing the money. The Texas Mortgage Credit Certificate exists to help first-time homebuyers in Texas recoup a portion of that paid interest on their federal tax bill.

The Texas Mortgage Credit Certificate can be combined with a first mortgage, but it can also be used as a stand-alone option. Using the TMCC, you are entitled to a dollar-for-dollar reduction on your federal tax liability.

There are income limits and purchase price limits when qualifying for the Texas Mortgage Credit Certificate, but there is no minimum credit score requirement when used as a stand-alone option. There are also limits on the tax credit each year depending on the percentage of mortgage interest paid. But the TMCC is valid for the life of the loan and can be used each year as long as the home remains the primary residence.

Down Payment Grants in Texas

In addition to loan programs, there are also several grants to help first time home buyers in Texas with the down payment required to purchase a home.

Hill Country Home Down Payment Assistance

The Hill Country Home Down Payment Assistance program is designed for those buying a home in Travis County, including the city of Austin. The loan provided in the form of a grant can total up to 5% of the original loan amount of the home and may be used towards the down payment or closing costs.

5 Star Texas Advantage Program

The 5 Star Texas Advantage Program is offered through the Southeast Texas Housing Finance Corporation. Eligible Texas residents can receive assistance with down payment and closing costs in the form of a grant.

Homeownership Across Texas Grant

There is no requirement to receive the Homeownership Across Texas grant. The amount received is based upon the type of original loan you receive. Those with a conventional loan may receive a 3% grant and those with a government-backed loan such as a VA, FHA, or USDA loan may receive 5% grants.

Home Star Program

The Southeast Texas Housing Finance Corporation (SETH) also offers Texas residents the Home Star Program. Eligible participants can receive up to 4% of the total loan amount of the home as a grant for the down payment on the home.

The Homes for Texas Heroes Program targets those that serve the community such as police officers and firefighters, teachers and veterans. It’s important to remember that if you haven’t owned a home as your primary residence within the past three years, you’re considered a first-time home buyer by the TDHCA. How Much Do Property Managers Charge?

Own a rental property or considering buying one? Over 70% of the rental properties in the US are owned by individuals or small LLC’s. If you live nearby your investment property or if it’s in a hot area that’s sure to rent quickly, it might make sense to self-manage your rental property. But in most other cases, it’s worth exploring property management firms.

So, how much do they charge and what percentage do property managers make?

It’s important to note that there are two main fee categories charged by most property managers.

1- Initial Leasing/Placement Fee

2- Monthly Management Fee

We’ll explore both below:

Initial Leasing Fee (Placement Fee)

Most rental property managers charge a fee for placing a new tenant, which is the fee for leasing the house if it becomes vacant.

This fee could be charged as a percentage or flat fee basis. For example:

  • equal to one month’s rent
  • equal to 50% or some other % of one month’s rent
  • equal to a flat fee if the monthly rent is low (e.g. flat fee of $1,000 if the rent is only $800 per month)

If the tenant is evicted for non-payment, some property management firms will provide a full or prorated refund. This tends to promote thorough screening of each prospective tenant.

Management Fee

This is the primary fee that you’ll pay each month. This fee covers the operations required to manage your property and those of other clients.

What does a property manager do? Your fee covers things that the property manager handles on your behalf – such as collecting rent, answering tenant questions/concerns, tackling repairs, and responding to emergency calls if necessary.

The management fee is usually a percentage of the monthly rent, but some property management firms charge a flat fee each month.

Most property management companies charge 8-12% of the monthly rent to manage a property.

Some companies offer a la carte services or single fee that includes all of their services. Your situation may not necessitate a full suite of services, so it’s best to shop around and talk to several property managers before deciding which is the best fit.

Other Fees That Some Property Managers May or May Not Charge

As discussed earlier, nearly all property management companies will charge you for finding a tenant (initial leasing fee) plus, they will also charge you an ongoing management fee that is typically a % of the monthly rent or a flat fee.

There are also several less common fees that you may encounter depending on your market and also the style of property. Here is a list of potential fees to look out for:

Marketing Fee: In rare cases, you may be charged a small amount for professional photos or to have your listing displayed on the MLS (multiple listing service).

Setup Fee: This is typically charged for setting up a new property or if you’re engaging the property management company for the first time.

Renewal Fee: If an existing tenant renews their lease, you may be charged a small fee for creating the lease renewal paperwork.

Eviction Fee. You may be charged fee if a tenant needs to be evicted due to non-payment. Property managers will need to coordinate with local authorities for serving the eviction notice and may also have to involve attorneys in some cases.

Repair & Maintenance Fee: These will vary based on the scope of the project. Ask if all maintenance tasks are run through you first, or if only jobs over a certain amount require your approval.

How to Choose a Property Management Company

Utilizing a property manager is great way to gain freedom and make your investment “passive.” Among other things, two of the main benefits of property managers is 1) securing a tenant 2) tackling repairs. If you don’t want to manage these tasks, you should definitely consider a local property management firm.

Keep in mind that some fees may be negotiable. For example, some services may be provided on an a la carte basis if you ask. If you have multiple rental properties, you may be able to obtain lower fees as well.

Ask local Realtors for property manager referrals and also check reviews of local and national property management companies to get the best rates. Four Reasons Home Prices Will Drop 10% In 2023

At the time of this post, the average 30-year fixed-mortgage rate is 6.78 percent and the inflation rate is an insane 8.2 percent, brought on by absurd money printing by the Fed in 2021.  Truly, the only positive economic indicator is the unemployment rate, which luckily has remained low and stable.

But as of October, 2022, homes are now selling at the slowest pace in the last 11 years, according to the National Association of Realtors. And this does not appear to be transitory. In fact, existing home sales have fallen for nine straight months.

Slowing home sales plus rising inventory and high interest rates create a confluence of factors that will lead to price deceleration in 2023. Here’s how:

1) Rising housing supply will stymie price appreciation

First of all, it’s important to note that housing inventory (aka the number of homes being listed for sale) has been historically low the since early 2020. However, housing supply has finally begun to increase nationally as of Q3 2022. This is very, very important to monitor.

Why is rising inventory a signal to watch?

In general, low inventory has a direct correlation with home value increases. In other words, competition for properties tends to increase when inventory and options are limited. Therefore, low inventory and high competitions forces upward pressure on home values – leading to price appreciation, which has occured in a dramatic fashion in 2020 and 2021.

After declining gradually in 2020, inventory dropped precipitously in 2022 to all-time lows. This led to bidding wars, multiple offer scenarios and homebuyers regularly paying up to 10% over asking price. Simply put, there were more homebuyer than homes. In economics, this is called a supply side constraint.

The phenomenon that’s evolving in 2023 is a reversal of the trend we saw in 2020-2022. In other words, inventory is expected to rise in 2023 – which leads to downforce forces on home values.

2) Recessionary conditions will persist

The Fed and many economist claim that the US is not in a recession as of December 2022. However, if you ask most ordinary consumers, they’ll say that it “feels like” we are in a recession, despite the definition used by the US government.

When the broader economy is in a recession and is experiencing negative GDP growth, it is very difficult to avoid home price deceleration.

3) 2022 home prices do not represent true fair market value

Since 2020, it’s been a seller’s market. Homebuyers wanting to capitalize on the historically low interest rates were jumping at the chance to pay 5, 10, even 20 percent over asking price for a property.

This “irrational exuberance” led to artificially high home prices.

4) Mortgage rates will remain stubbornly high until late 2023

Interest rates are tightly correlate to Fed policy and also economic conditions, such as the CPI – consumer pricing index.

Our prediction is that the Fed continues to slowly ratchet up rates in the near term, through Q1 2023. This will keep mortgage rates in the 6.0 – 7.0% range for at least the next 2-3 quarters. High rates will keep a large percent of buyers on the sidelines and lock them out of the housing market – from an affordability perspective.

Conclusion

Despite the strong possibility of housing values declining, 2023 could still represent a good time to buy a property. Mainly because there will be substantially better options in terms of inventory when compared to the last 2 years.

As they say in the real estate business, “date the rate, marry the house.” In other words, you may have to accept a high mortgage rate for a few months, or even a year – but you it may be worth it if you have a chance to buy the home of your dreams. You can always refinance in 2024!
