Bungalow Homes: The History of Bungalows & Where to Find Them

If curb appeal is the crown jewel of a home, there are few styles more welcoming than the bungalow. This dollhouse of an architectural design style has a wide appeal, but it’s not for everyone and the availability may be limited in your area.

What Makes a House a Bungalow?

Typically, a bungalow refers to a home that is one to one-and-a-half stories. The design style has been stretched to incorporate some two-story styles with Craftsman-style bungalow aspects, but for this article, we’re going to use “bungalow” in the traditional sense.

Bungalow homes are generally small but have a charming, balanced, and well-proportioned design to them. It’s not uncommon for bungalows to have a slanted roof that houses a half-story of bedrooms under slanted ceilings. Bungalows often have dormer windows and verandas or porches that make them look like something out of a fairytale.

While most bungalows aren’t a full two-stories, raised bungalows may incorporate a basement with windows for additional light and living space. Some more recent designs have expanded verandas and loft areas to accommodate the modern family’s desire to spread out.

A Brief History of Bungalows

Bungalows first appeared in Bengal, India in the mid-nineteenth century. The name “bungalow” comes from the word “bengala,” which means of, or from, Bengali. At the time, India was under British rule, and ambassadors to the area wanted to construct economical housing that could be built quickly that they could use during their stays. They were not intended to be full-time family homes.

This style then became popular in England (and later the U.S.) as an affordable design option for the working class. Their popularity grew as mail-order design kits became wildly available, and the architectural style received lots of write-ups and media attention in popular magazines like House Beautiful and Good Housekeeping. In the early 1900’s and on the heels of the arts and crafts movement, consumers could purchase homes (or at least the materials) from the Sears & Roebuck catalog.

Types of Bungalow Homes

While most bungalows have some common features, there are several popular types that differ slightly. These include:

  • “Craftsman” bungalows often feature street-facing gables, shingled roofs, dark stained wood elements as a central focus, and wide eaves. They are traditionally painted with colors that match nature such as dark browns and evergreen. Craftsman bungalow homes remain very popular in nearly every part of the country.
  • California bungalows are similar to the craftsman style but use stucco and redwood in their construction as well as shingles and siding. A California bungalow is often a bit more modern in terms of look and feel. Builders may use stark white colors and textures to evoke a more modern design.
  • Tudors are noted for their steeply pitched roofs and elaborate chimneys, typically on the ends of the home. They feature tall windows and wood accents.
  • Modern bungalows incorporate the traditional elements of a bungalow and add in a more airy feel with modern elements like glass, brick, and concrete. There is often a sense of movement with these homes.
  • Prairie style bungalows are attributed to the famous architect Frank Lloyd Wright and the Prairie School architects. The focus of these homes is generally the large, wide porch that is supported by wide piers and shelters a row of casement windows. Contrasting trim gives these designs plenty of curb appeal. This prairie-style home has low-level horizontal lines and homages to the American countryside. Other attributes include woodworking, open concepts, and a massive glass window. Prairie style was a major influence on the era of American bungalows between 1900 & 1915.

Benefits of Owning a Bungalow Home

Bungalows generally have a large, central living space with the other rooms coming off of the communal area. This can make the style ideal for receiving a few guests for coffee or drinks.

Many of the homes have fireplaces, which help create a warm and inviting place for entertaining smaller groups. The central living space provides a spot for families to come together that some modern two-story dwellings lack.

Since this home surged in popularity in the United States in the early 1900s, many of the original bungalows are charming tributes to an era gone by and provide a glimpse into a historical time period of growing modernization, while still retaining quaint elements like wood beams and built-ins.

The craftsmanship of these homes is also highly sought after. With design aspects like hand-carved beams and wood trim, they have a lot of stylistic features that modern builders neglect.

Where to Find Bungalow Homes

Due to the vast attention the style received in design and architecture magazines, as well as the popularity of the design kits, bungalow houses can be found throughout the country. However, there are enclaves of particular styles of the bungalow. For instance, Pasadena, California, is home to many Craftsman and California-style bungalows, while Berwyn, Illinois, near Chicago, features a charming brick version of the traditional style.

There are bungalow associations and preservation groups that look to maintain these historic homes as well as groups that host annual bungalow walking tours. While any given bungalow style house can still be found throughout the country, an interested buyer is most likely to find them in enclaves and neighborhoods that date back to the early 20th century.

You can truly find a bungalow house throughout the world, although the definitions of what qualifies as a bungalow are slightly different. In India, for example, a bungalow is often regarded as any single-family dwelling regardless of stories.

Bungalow Architectural Style

The design style is ideal for people who want a smaller space that’s easy to move around. Some bungalows provide the one-story living that those with mobility problems need.

These homes also take up more space on their land as the living space is mainly on one floor. (Multi-story homes incorporate more home space on a smaller area of land.) This can also mean a higher cost per square foot. But in many cases, a bungalow owner with a smaller plot of land will have less outdoor upkeep because of it.

Bedrooms can be small by today’s standards, and if they’re on the half-story above the main living space, they’ll often have dormer windows or slanted ceilings. Taller people or those who enjoy tall furniture (like bunk beds and tall bookcases) may find this style limiting.

Heating and cooling costs tend to be lower on these smaller homes, making them a favorite of retirees and those looking to downsize.

A traditional bungalow will not have en suite baths and a giant master suite, but many bungalows have been renovated to include these modern trends.

What Are the Disadvantages of Living in a Bungalow?

Although the bungalows have great benefits, there are several downsides such as:

  • Bungalows are typically smaller than 3,000sf, which may not be ideal for large families
  • Most true bungalows are older properties and many need updating to bring to current standards of comfort
  • Many bungalows are found in cities with smaller lots, so if you want a lot of land, it can be challenging to find a great bungalow home with several acres of land

30+ Addendums Every Landlord Needs for a Lease Agreement

Having a strong lease helps to avoid gray areas in written agreements that could potentially create room for debate between a landlord and tenant.

A rental property investment is only as good as it’s cash flow and lease agreement. To cover all of your bases when dealing with tenants, these are the 30 addendums every landlord needs for a battle-ready lease.

What is a Battle-Ready Lease?

A battle-ready lease is one of the most important tools you can have as a landlord to ensure that you can successfully manage your property and your tenants.

As different things come up, and trust us they will, you should add responses to these scenarios in your lease so that you are protected. Once both parties have agreed to the terms in a lease and signed on the dotted line, the contract is binding and you no longer have to worry about renegotiating the details.

What are the Benefits of Having a Strong Lease?

If you don’t already have a rock-solid lease in place for your tenants, it’s only a matter of time before you run into major issues.

A strong lease, however, removes any emotion from the conversation and ensures that both parties stick to the terms outlined in the four corners of the written agreement.

There is no such thing as a perfect tenant, so as a landlord you should take care to develop a detailed lease so that both parties follow the rules and regulations as listed.

As a landlord, it is your job to protect your property and your livelihood.

30 Addendums Every Landlord Needs

To make sure you’ve got a solid lease, we’ve put together this list of 30 addendums every landlord needs to include in their lease agreements.

  1. Month-to-month. A month-to-month addendum allows for a landlord or tenant to change an existing lease agreement on a month-to-month basis. These are commonly used when a tenant would like to extend their lease for a short term or on a month-to-month basis.
  2. Direct Deposit. This addendum outlines the details of direct deposit and makes it easier for you as a landlord to receive payments on time from your tenants. Typically, the tenant will provide information so you can deposit their payments directly from their account or card of choice.
  3. Details Outlining which Appliances are Included with the Rental. By outlining which appliances are included in the rental, there is no question when the lease ends about what items belong to the tenant and those that do not.
  4. Pet Deposit and Subsequent Fees. If your tenant will be bringing along a pet, this will help outline which animals are approved so there’s no question later down the line. Plus, you’ll be able to take a deposit for any future issues and outline fees for any specific damages relating to their pet(s).
  5. Maintenance. A maintenance addendum outlines the maintenance and repairs covered by the property management and those that are not.
  6. Smoking Policy. Outlining smoking guidelines before a lease begins is crucial to avoid potential issues later with renters who may damage your property by smoking inside the premises.
  7. Utilities Assignment. Every rental property will need utilities such as power, water, trash, cable and internet. With this addendum, you can outline the responsibilities of tenant when it comes to pay for these specific services.
  8. Rules Regarding Subletting. In this addendum, rules are outlined around whether or not tenants are allowed to sublease their unit and under what conditions. By establishing these rules beforehand, you can protect yourself in the scenario that your tenants allow others to reside in the property without formal agreement. Without this verbiage, you could potentially be on the line for damages caused by others that you didn’t agree to allow to reside on the property.
  9. Landlord Entry Rules. These discuss the scenarios in which a landlord is allowed to enter the property of a tenant.
  10. Extended Absence by the Renter. If a renter is absent and potentially neglecting the property, this addendum will outline all of the details about what action the landlord is able to take.
  11. Termination on Sale of Premises. If the property is sold while a lease is active, this outlines the rights of the tenant and the landlord.
  12. Military Personnel Policy for Lease Termination. This will outline the rights that a tenant has to end their lease if they are in the military and are deployed during their lease.
  13. Tenant is Responsible for Maintenance of Property. This addendum will discuss all maintenance that the tenant is responsible for relating to the property.
  14. Policy on Use of Battery-operated Devices.
  15. Professional Cleaning. If the property has rules on which professional cleaners are allowed in the property and the services they are permitted to perform, then these would be outlined here.
  16. Filters. This addendum discusses who is responsible for replacing furnace filters.
  17. HOA. If the property has an HOA, this will outline all rules and regulations pertaining to the tenant.
  18. Landscaping. Any details about the upkeep of the property landscaping will be outlined here.
  19. Home Businesses. If there are rules pertaining to the allowance of the tenant to run a home business out of their unit, then the specifications will be detailed in this addendum.
  20. Fees/Violations. Any fees and violations that the tenant is subject to will should be outlined in the agreement. For example, if the tenant leaves their trash in the hallway, then you could write spell out a fee associated with this violation.
  21. Plumbing. A plumbing addendum discusses who is responsible in the instance that there are plumbing issues.
  22. Changing Locks. If you don’t want your tenant changing the locks on their own, then this will need to be outlined that they are not allowed to do so without your permission.
  23. Renting Site Unseen. If a tenant signs a lease without seeing the unit, then this addendum protects the landlord and outlines the options that the tenant may or mat not have in backing out or changing the lease.
  24. Policy on Play Structures, Trampoline Equipment, Pools, and Other Large Outdoor Items. If there’s a pool, playground or any other amenities on the property, then this addendum will outline any rules pertaining to those.
  25. Roommate Policy. This will outline thee responsibilities of all roommates related to communications, financials and other requirements for living in the unit as roommates.
  26. Appliance Maintenance. If the unit will contain appliances, then this will spell out the maintenance required by the tenant if they are responsible or not.
  27. Pest Control. Who will be in charge of pest control for the unit? If property management is in charge of preventative measures for pests, then this will be discussed here.
  28. Damages. To protect the unit from any potential damages, it is best to outlined the responsible parties in the lease so it is clear who is at fault if any occur.
  29. Keys, Garage Door Openers/Gates. Most rental units require keys and others require the use of key fobs to open gates or access the parking garage. This addendum will outline who pays for these and what happens if they are lost and if a replacement or extra is needed.
  30. Break Lease Option (also known as a buyout). If a tenant or landlord needs to break the lease, this addendum outlines the rules around doing so.

Make Sure You Are Prepared When Leasing Your Property With A Strong Lease

While this may seem like a lot of information to include, the reality is that you cannot predict the issues that might arise at any point.

Therefore, it is best to ensure that you are prepared for virtually every possible scenario that might occur.

When people first tour your property, they tend to look at everything through rose-colored glasses. But as a landlord, this simply is not something that you can afford to do. This list of 30 addendums every landlord needs is specifically designed to protect you and your investment.

When a tenant realizes that your property no longer fits their plans (perhaps they are a growing family, relocating, or would just prefer a less expensive option), they will naturally look for ways to break your lease, which can leave you in a bind if you’re not prepared.

Once a lease is ratified, by law, there is no way to add in additional items unless the tenant explicitly agrees to the changes. This is when this list of addendums every landlord needs becomes super important. That’s because your lease will serve as insurance that your tenants will be on their best behavior.

You may make some mistakes along the way, but revising your lease as you learn from these situations is the best way to protect yourself, and ensure that the terms are clear for your tenants.

What Are Rental Bond Loans and Why Are They Relevant?

If you are a renter, then you know that one of the most significant expenses you have is your rental bond. Until you get your rental bond back, it’s a significant amount of money tenants need to come up with. This is a security deposit that your landlord requires to ensure that you will not damage the property during your tenancy.

What if there was a way to borrow against the value of your rental bond? That’s where rental bond loans come in! It’s a good thing that bond loans are always available to renters. Read on to learn more about what these loans are and why they are relevant.

What Are Rental Bond Loans?

Rental bond loans allow renters to borrow against the value of their rental bond, with the loan amount being equal to or less than the bond itself. The money can be used for whatever you need it for, including repairs and renovations in your current home, moving costs when relocating or even paying bills. To be eligible for a rental bond loan, you must have an agreement with your landlord to deposit a security bond into their account.

Once the loan is approved, the lender will release the funds to your landlord in exchange for your rental bond. Your landlord will then hold onto it until you leave the property at the end of your lease. At that time, the security bond will be returned to you minus any deductions for damage or arrears.

Why Are Rental Bond Loans Relevant?

Rental bond loans are relevant because they provide a useful financial tool for renters who need access to cash quickly and with minimal hassle. The process is fast, easy and can be done without a credit check. For many people, rental bond loans provide a way to get out of tough financial situations quickly, such as unexpected housing costs or emergency repairs. By providing quick access to cash, they also help renters avoid costly late fees and penalties associated with not paying rent on time.

Rental bond loans can also be helpful for people who are looking to move into a new home or apartment but don’t have the full amount of money needed upfront. In this case, a rental bond loan can be an ideal way to cover the cost of the security deposit and other moving expenses.

Overall, rental bond loans provide an important financial option for renters. By allowing them to access cash quickly and easily, they can help renters get out of tough financial situations and save on late fees. They also offer a way for people to move into their new homes without needing the full amount of the security deposit in advance. In many cases, this type of loan can be an affordable and convenient way to gain access to funds fast.

What Are the Steps to Apply for Rental Bond Loans?

The steps to apply for rental bond loans vary depending on the lender but typically involve the following:

Online Application

Applying for a rental bond loan can be simple if you make use of the tools available on the internet. An online application is just one of those tools. Through an online application, you can provide the necessary documents and information required by lenders to assess if you are eligible for a rental bond loan. This can save time and money as it eliminates unnecessary paperwork or travelling to distant locations.

Furthermore, online applications are private and secure, so all your details will remain safe and accessible only to yourself and approved partners. Applying for a rental bond loan has never been easier!

Credit Check

Before applying for a rental bond loan, it is essential to get a credit check to ensure you are in a position to manage the loan. Credit checks provide insight into your financial stability and reliability. Evaluating your credit score can help determine the best strategy when it comes to taking out a bond loan and, as a result, save you money over the life of the loan.

Knowing your credit history and understanding how lenders assess risk will assist you in avoiding excess fees associated with bond loans. Ultimately, an adequate assessment of your ability to take out a rental bond loan puts you in control of your financial future.

Documentation Requirements

When applying for a rental bond loan, you will need to provide supporting documentation. As mentioned before, an online application may ask for such documents as payslips, tax returns, and other proof of income in order to be approved. It is important that all the information provided is accurate and up-to-date, as any errors may lead to a rejected application.

Moreover, it is essential to check the fine print of the loan agreement before signing to ensure you are aware of all the terms and conditions that come with your rental bond loan. Doing so will help you avoid any unexpected fees or charges down the line.

With these steps, you can make sure that you are taking the right steps to apply for a rental bond loan. Just make sure to do your research and understand the process before signing any contracts. Doing so will help ensure a smooth rental bond loan application process.

FSBO Companies in Georgia

When you’re selling a home, you have two options: hire a real estate agent to handle the sales process for a hefty commission or list the home “for sale by owner” (FSBO).

Nearly 20% of home sellers choose the FSBO option, and about 2 of 3 successfully complete a sale without the assistance of an agent, while saving a bundle in agent commissions – about $11,000 on average. While the FSBO route has its benefits, it is highly recommended to understand what you’re getting into before you put your home up for sale on your own or decide to list with a “flat-fee” brokerage.

Types of FSBO and Flat Fee Companies in Georgia

  • FSBO: You manage your own sale — without the help of an agent to handle pricing, photography, paperwork, and negotiations.
  • Flat-Fee MLS: This is similar to FSBO, however your property gets listed on the local multiple listing service.
  • Discount Broker: This option is comparable to an MLS listing, but you get the help of an agent for a reduced commission rate.

If you’re still interested in finding more about FSBO, Flat-Fee MLS or Discount Broker listing options in Georgia, keep reading. We’ve prepared a list of the best options, whether you’re located in Atlanta, south Georgia or the the north Georgia mountains.

Ranking of the Top 6 For Sale By Owner, Flat Fee and Discount Brokers

6) Fizber

Fizber has been around for 15 years and is known as the tech-oriented FSBO platform that offers handy additional features, such as advanced marketing, 3D virtual tours, online brochures, and other marketing materials that can help you sell your property like a true professional.

While Fizber’s free listing option is too limited for most, they do offer three paid listing options that range in price from $95 to $395 per listing. By upgrading your listing to a paid package, you can take advantage of Fizber’s marketing collateral, yard signs, and sales documentation.

5) FSBO.com

FSBO.com has been in operation since 1997. They have built a known web domain that has staying power with one of the largest volumes of online traffic.

FSBO.com offers two service tiers. Their basic listing option includes a year long customizable listing, complete with unlimited photo uploads. Their upgrade package is $399 and gets your home listed on the MLS.

4) Zillow

Zillow is the largest real estate portal and also has the most mobile app and website traffic. In fact, most of the other providers offer a mobile app.

That said, Zillow offers zero listing support. Sellers looking to list their home for sale on Zillow can expect to get a Zillow listing and a “Zestimate,” which is Zillow’s home valuation tool. If you’re looking for extras, such as contract guidance or negotiation support, Zillow’s platform likely isn’t your best option. One downside is that listing on Zillow does not allow your listing to be distributed via the local MLS.

3) Homecoin

Homecoin is available in California, Florida, Georgia, Michigan, Missouri, New York, North Carolina, South Carolina, Tennessee, and Virginia.

It offers one of the lowest rates, only $95. All additional services are sold á la carte. Homecoin does not offer tiered service plans or premium options such as broker support.

Homecoin is ideal for experienced FSBO sellers who know exactly what services they need and for those that are seeking a bare-bones offering with no agent support. If you want a lock box or yard sign, Homecoin does not offer these type of add-ons.

2) USRealty

USRealty claims to have assisted over 25,000 owners in selling their home to date. They offer four listing service options, starting with a free service and increasing in price to $249.

All packages include 6 months of listing exposure on the MLS, as well as auto population of your listing to Zillow, Trulia, and Realtor.com, which is necessary because of USRealty relatively low site traffic.

Their higher tier package is ideal for the homeowner who would like assistance with every step of the listing and sale process. It includes a yard sign and even a broker review of any offers received.

1) SimpleShowing

Based locally in Alpharetta, SimpleShowing charges $0 up front and a 1% listing fee at closing. In 2022, sellers saved $9,300 on average by listing with SimpleShowing instead of a large, national brokerage like ReMax or Keller Williams.

The 1% Listing Fee includes:

  • listing on the MLS and 50+ real estate sites
  • professional photos
  • digital marketing of your listing
  • dedicated real estate agent
  • pricing/home valuation help
  • contract and negotiation management

Conclusion

Selling FSBO or through a low commission brokerage like SimpleShowing may be a wise decision if you already know the rough value of your home, you’re an experienced seller, or if you live in a hot area where homes are selling quickly. Need a New Mattress? Here’s How to Choose One

A good night’s sleep is essential for our health and well-being. But with so many different types of mattresses on the market, how do you know which one is right for you? In this article, we’ll guide you through everything you need to know to choose the perfect mattress. From firmness and support to size and budget, we’ll cover all the bases so that you can make an informed decision when it’s time to buy a new mattress.

Think About The Mattress’ Functionality

When you start shopping for a new mattress, it’s important to think about the mattress’ functionality. What do you need the mattress to do? Do you need it to provide support for your back? Do you need it to be comfortable for side sleepers? Do you need it to be firm or soft? According to the people at Sleepline.com, these are all important questions to ask yourself before you start shopping for a new mattress. You may need a mattress that fits a whole family to sleep. You can research online to compare the best brands for co-sleeping mattresses. Once you know what you need the mattress to do, you can start narrowing down your options and choosing the best mattress for your needs.

Test Them Out In-Store

If you’re in the market for a new mattress, you may be wondering how to choose the right one. With so many options available, it can be tough to know where to start. One way to narrow down your choices is to test out mattresses in-store. This will give you a chance to feel the different materials and see which one is most comfortable for you. When testing out mattresses in-store, be sure to lie down in each one for at least a few minutes. If possible, try them out with your partner, so you can both get a feel for the mattress.

See What Advice Your Healthcare Provider Has

If you have specific aches and pains of concern, it’s important to consult with your healthcare provider before making a purchase. Your healthcare provider can offer advice on what type of mattress may be best for you based on your individual needs. They can also provide guidance on how to properly care for your new mattress to ensure that it lasts for years to come.

Read Reviews

Similarly, it’s important to do your research and read reviews before making a purchase. With so many options available, it can be overwhelming to try to decide which one is right for you. There are a few things you should keep in mind when reading reviews. First, take into account the reviewer’s sleep habits and preferences. What works for one person may not work for another. Second, pay attention to the specific details of the review. This will help you get a better sense of whether or not the mattress is a good fit for you. Finally, don’t forget to read the fine print. Many companies offer different warranties and return policies. Be sure to understand these before making your final decision. By following these tips, you’ll be able to narrow down your options and find the perfect mattress for you.

Check The Warranty

When you’re ready to purchase a new mattress, be sure to check the warranty first. Many companies offer warranties on their products, but not all of them are created equal. Some companies require that you register your mattress within a certain timeframe in order to be eligible for the warranty, while others have no such requirement.

Be sure to read the fine print of any warranty before making your purchase. Pay close attention to the length of the warranty and what it covers. Some warranties only cover defects in materials or workmanship, while others will also cover comfort issues. Make sure you understand what is and is not covered by the warranty so that you can make an informed decision about your purchase.

See If You Can Do A Trial Period

If you’re unsure about which mattress is right for you, many retailers offer trial periods so that you can sleep on the mattress in your own home before committing to it. This can be a great way to get a feel for the mattress and see if it’s comfortable for you. Be sure to read the fine print before taking advantage of a trial period, as there may be fees associated with returning the mattress if you’re not satisfied.

Think About Your Sleeping Position

Similarly, it’s important to think about your sleeping position when choosing mattresses. Sleeping on your back allows your head, neck, and spine to rest in a neutral position. This decreases the chances of experiencing pain in those areas. Sleeping on your side can also decrease pain in the back and spine by allowing the muscles to relax. If you sleep on your stomach, you may experience more pain in the morning because of the way your body curves while you sleep. Try sleeping on your back or side instead of your stomach to see if it makes a difference.

Have A Budget In Mind

And finally, it’s important to have a budget in mind. This will help you narrow down your options and find a mattress that’s within your price range. There are a few things to consider when determining your budget for a new mattress. First, think about how much you’re willing to spend on a new mattress. This is the starting point for your budget.

Next, consider the type of mattress you want. There are many different types of mattresses available, from budget-friendly options to luxury models. Knowing which type of mattress you want will help you narrow down your choices and stay within your budget. Finally, think about the size of the mattress you need. Mattresses come in all different sizes, from twin to king. Consider the size of your bedroom and the people who will be using the mattress when making your decision. This will help you find a mattress that’s the right size for your needs and stay within your budget. To learn more ideas on what mattress is best for you, visit the best mattresses in 2023 for more options.

Get The Mattress Of Your Dreams

In sum, a good night’s sleep is essential to living a full and happy life. And yet, so many of us don’t have a mattress that meets our needs. By following the above advice, you’re sure to pick the perfect mattress to give you and your family the best night’s sleep for years to come. Sweet dreams!

Shop Around for a Good Lender

If you’re going to need financing for your business property purchase, make sure you shop around for the best possible deal. Different lenders may offer different terms and conditions so it’s important to compare them to ensure that you’re getting the best deal.

Don’t be afraid to negotiate with lenders to get the best terms and interest rates possible. Namely, the professionals from Universal Buyers Agents suggest negotiating with the bank to get a better deal, or even refinancing if possible. The bank will be able to provide you with an estimate of the cost and timeline associated with refinancing to help you make an informed decision.

Negotiate a Good Price

Once you’ve found a property that you like, it’s time to start negotiating for the best possible price. Make sure you are armed with as much information as possible so that you can make a well-informed decision.

Also, keep in mind that it may be worth paying a little more upfront to get lower monthly payments. This could be beneficial if you’re planning to use the property for a long period of time as it may save you money in the long run.

Get Professional Advice

Another way to ensure you get a good deal on your business property purchase is to seek professional advice from real estate agents, lawyers, and other experts in the field. They can help you to make sure you understand all of the legal and financial aspects of the deal before making a commitment.

When you get the chance to speak with a commercial real estate agent, be sure to ask them about the latest trends in the local market and what kind of prices you may expect for a property like yours.

Look for Additional Savings

Finally, don’t forget to look for additional ways to save money on your business property purchase. Ask about discounts or deals that may be available, such as lower closing costs or tax incentives. You may also be able to negotiate a lower price if you purchase multiple properties from the same seller.

By following these tips, you’ll be well on your way to getting a great deal on a business property. Do your research, shop around for the best terms and prices, and don’t forget to look for additional ways to save money. With a bit of savvy negotiating, you’ll be able to find the perfect property for your business at an affordable price.

What First-Time Homeowners Should Know About Garbage Handling and Services

Congratulations on becoming a first-time homeowner! As you may have already noticed, owning a home comes with many responsibilities, but one thing you should always pay attention to is garbage handling. Finding the right garbage handling services ensures your family’s safety and protects the environment. Here is all you need to know about garbage handling and services as a first-time homeowner.

Find Out How Your Area Handles Garbage

Before moving to your new neighborhood, take some time to research garbage handling and services in your area. When moving where there’s a Homeowners Association, they may take care of the garbage collection service fees, but research who pays for it. In many communities, setting up garbage pickup services also involves recycling collection.

During your research, check out your municipality’s website for the listed garbage handling services and if Waste Management pickup is offered in your area. When moving to a rural area, the municipality’s website will provide details on the recycling options and the local transfer stations. For instance, residents may use their local fire department’s dumpsters for recycling, while others use roadside recycling stations.

Your Garbage Handling Options

Different garbage handling options exist, but the first step is determining your family’s garbage collection needs and picking the right bin sizes.  For example, if you have a large family that produces a lot of waste, you will need a bigger bin size than a small family.  Once you’ve figured out your needs, you can choose between these garbage-handling options:

(i) Curbside recycling pickups

Choosing curbside recycling pickups means being environmentally friendly with minimal effort. You only need to use the appropriate recycling bin, and the trash pickup service will take care of the rest. Identify the class number of your recyclables since your town may only accept specific recyclables.

(ii) Scheduled trash pickup services

Most garbage disposal companies understand that each household has different needs when it comes to waste removal, and they offer various garbage collection services to accommodate these needs.

(iii) Renting a temporary dumpster

Renting a temporary dumpster makes sense when your designated container cannot handle the amount of waste you generate. You can rent dumpsters in various sizes at trash collection companies to remove rubbish, trash, and other debris.

(iv) Scheduling a large garbage pickup

This option is ideal when you want to dispose of bulky items such as household furniture and appliances, some of which might be too large to fit in a trash bin or dumpster. Generally, trash companies only pick up large items such as mattresses, furniture, and appliances if you call in advance. So, before putting anything out for curbside pickup, call your trash removal company to schedule a pickup.

How to Set Up a Garbage Pickup

After choosing the garbage handling option that meets your need, it is now time to schedule a pickup. Follow the following steps for a smooth process:

Compile your information

Setting up a garbage pickup service involves providing information on the pickup address, the date you moved in, and whether there was a previous collection service at the same address.

Select the bin size that you need

Select the size of the trash collection bins you need. For instance, 64-gallon containers are ideal for smaller families. Though some trash collection companies may charge a usage fee for each bin, some companies don’t charge a fee for recycling.

Set up your service

Setting up your service usually involves filling out a physical form in person, applying online, or by phone. The company may request you to pay for the garbage collection service in advance, and they will guide you on how to make the payment.

Review and verification

The trash collection company will review your application and set up a pickup at your new address. If you previously had a different company, they will confirm if you prefer continuing with the same pickup service.

Start using the services

Once you have set up your service and the company has verified your application, they will deliver the garbage collection bins to your address. You can begin using the garbage handling service the next day as soon as you receive the bins.

Choosing the Right Garbage Handling Service

Choosing a garbage handling service can seem daunting with the endless options available, but there’s no need to worry. Focusing on a few key factors makes it easier to choose a trash removal service. Before choosing a local garbage pickup company, consider the following factors:

Recycling Policy

Where does your garbage go? This is a primary factor when choosing a garbage handling service. You have a responsibility to know how the company handles your trash. Most trash disposal companies are focusing on recycling, which is an essential part of waste management.

Take time to find out how your service provider deals with different types of trash, if they offer other containers, and how they handle non-recyclable garbage. Choose a company with a comprehensive waste recycling program that is environmentally friendly.

Experience

A company’s experience in garbage collection is a crucial factor to consider. Although any waste pickup company can handle all types of waste, companies with decades of experience can provide higher-quality services than new companies without an established reputation.

You also need a service provider who is legally and ethically compliant at every step of the recycling and collection process. Waste collection companies must adhere to several requirements, so before hiring a company, ensure they have all the necessary qualifications and credentials.

Capacity

The company you choose must be capable of handling the volume of waste you generate in your home. The company should provide you with a detailed pickup schedule, so your trash won’t overflow. It should also have adequate trucks and employees for regular trips on your route.

Price

The garbage removal company should have competitive pricing for its services. You get what you pay for, so cheaper doesn’t necessarily mean better service. Before settling on one company, compare several price quotes. Breaking down price measures is crucial to ensuring the company provides only quality services. A suitable service provider will deliver excellent service at a reasonable price.

Type of services

Different trash collection companies have other collection methods for the types of waste they collect. Check to see if they offer recycling services in your area. If you frequently produce toxic household waste, select a disposal service that can appropriately handle it.

Reliability

Reliability is one of the critical considerations when choosing a service provider. Check their public reviews and find out what their customers think. In addition to their experience in the waste industry, it’s also essential to know how long they’ve been serving your area.

It is vital to choose a waste service that is convenient for you and suits your needs. Check what days they service your area and when they are there. It may not be possible for them to change that if it doesn’t suit your needs, but a good company will collect the garbage on time and make it as effortless as possible.

Customer Service

The garbage collection company is a business first, meaning it needs customers to stay in business. You should ensure that the company you choose has a good customer service department since you will likely be in contact with them. Communication is key to ensuring that your workflow is smooth and that you receive the needed services.

Bottom Line

Moving into a new home involves several steps, including researching garbage handling services in your area. Consider your overall household needs before setting up services so you can get enough bins for your household. There should be a variety of options available, from basic pickup service to renting a large dumpster.

While only some garbage removal companies can guarantee the best services for your needs, the above factors will help you choose the right garbage handling service for the best price.

The sooner you react, the better it will be for your water heater in the long run. Taking action quickly is key when fixing issues with a water heater, as it can prevent further damage and expensive repairs down the line.

Keep Up With Maintenance

You have to keep your water heater well-maintained all the time to ensure that you always have hot water. This helps keep your unit running effectively, and extends its life span.

In order to do this properly you need to check the temperature setting of the thermostat regularly. Keeping it at the right level will help save energy, as well as keep your hot water at an optimal temperature. You should also flush out any sediment buildup from inside the tank every year to maintain a good heat transfer rate between the heating elements and water within the tank.

Make sure there is enough clearance around all sides of the unit for proper ventilation because inadequate airflow can cause issues with performance as well as safety risks. You should also keep your water heater clean by keeping any combustible materials away from the unit and keeping it free of dust and dirt.

Run Routine Inspections

You should schedule a professional inspection of your entire heating system from time to time, even when everything is working fine. When doing so, pay attention to the following things:

  • Check for debris and sediment in the tank.
  • Make sure all pipes are running smoothly and that there are no blockages or clogs.

  • Check the thermostat to ensure it’s running properly.

By running routine inspections and making sure your heating system is in good shape, you can make sure that you always have hot water when you need it. Good maintenance practices will extend the life of your system and help minimize energy costs.

Insulate Your Plumbing

Insulation prevents heat loss as the water travels through your plumbing lines and can help save energy in colder climates.

To do this, wrap all exposed pipes with insulating material such as foam pipe or fiberglass. Be sure to cover any joints and seams in the pipes with insulating tape for an added layer of protection. Pay special attention to pipes located outside of your home or in areas that experience extreme temperatures; these are particularly vulnerable to heat loss.

Get A Tankless System

You should also consider getting a tankless system if you want to always have hot water. These heat up your water instantly, as you need it, and are capable of providing an endless stream of hot water. You no longer need to worry about running out of hot water while taking a shower or washing dishes!

The system is also very efficient since you only need to heat the water that is being used. Tankless systems are also great for saving space in small homes or apartments since they are compact and can fit into tight spaces.

Use Solar Power

Solar-powered water heaters are another smart option if you want to reduce your energy bill and impact the environment. These appliances use the sun’s energy to warm up your water, so you never have to worry about running out of hot water or using too much electricity. They are also relatively inexpensive to install and maintain, making them a great option for people looking for an affordable energy solution.

Hot water is essential in order for you to fully enjoy your baths and showers, so make sure to fix issues as soon as they appear. You should keep up with maintenance and schedule routine inspections at least twice a year. Insulate your plumbing system and try a tankless water heater. Finally, you could also opt for solar-powered heaters as they require less and work like a charm!

Share the Letter With the Lender or Bank

After you’ve completed the letter, share the letter with the lender or bank that is requesting it. Often times the lender will require that it come directly from the landlord. If not, simply email or mail the letter directly to your tenant.

That is why, when you have a home renovation to devote your time and attention to, you should carefully approach the process. Each step you take should be preceded by thoughtful planning. More importantly, it is essential to keep the workspace neat and tidy in order to get the job done quickly and efficiently. Most home renovation projects have been around long enough to develop their own set of steps you can take in order to achieve a neat and tidy workspace. Let us take a look at what those are:

Make Sure To Come Up With a Plan

This means that you should write down all of the tasks that need to be completed, assign deadlines to each task, and find out what materials and tools will be needed in order to complete them. Once you have a plan in place, you will be able to move forward with the project. This is especially important for larger projects that involve more than one room or area of your home. Furthermore, it is also advisable to set up a specific work area for your project, if possible. This will help you keep the mess in one spot and make it easier to find the tools when you need them.

Declutter The Space Before Starting

Before you begin your project, take some time to go through your home and declutter it. This is important because a cluttered space will make the job more difficult and time-consuming in the long run. Remove any unused items that are taking up valuable floor or counter space and reorganize what will remain. In addition to this being aesthetically pleasing, it will also make the project easier and faster to complete. Decluttering is not only good for your home organization; it is also essential for safety reasons.

Keep A Separate Place For Tools

In order to keep your work area organized, you should designate a specific spot for tools and materials that are used regularly. This can be an old toolbox, a shelf, or simply an area of the room where you can keep all necessary items. If you are working on a larger project, consider investing in bins or other storage units that can be used as mobile toolboxes and filled with the tools you need for different tasks. By keeping your tools organized and easily accessible, you will save time looking for them during your project.

Utilize Containers and Labels To Help Organize

In order to keep everything organized, it is helpful to use containers and labels. This will allow you to quickly and easily identify where certain items should go. Moreover, using containers will also help to reduce the amount of clutter in your workspace. It is also helpful to create a place for the materials and tools that you are not currently using. This will further reduce the mess and ensure that everything is properly stored away when it is not being used. Additionally, if you are having trouble fitting everything into the containers, you may want to consider investing in some sort of shelving unit or storage rack.

Properly Dispose Of Debris

Throughout the course of your home renovation project, it is important to remember to properly dispose of any debris that is created. This means taking time to clean up after yourself and making sure that all of the materials are properly discarded or recycled. If you are having trouble getting rid of large pieces of debris, it is advisable to make use of a skip hire service. This will allow you to easily and quickly remove the debris from your work area without having to worry about disposing of it yourself.

Rent Storage For Bigger Items

The larger and bulkier items from your home, like furniture, pianos, or electronic equipment, can be difficult to move around while renovating. A great way to tackle this problem is to rent a storage unit nearby. This will allow you to safely store these items until the renovation project is complete, and you are ready to put them back in your home. Additionally, renting a storage unit will also free up more space in your workspace and help you keep it neat and tidy.

Clean Up After You Are Done With The Project

At the conclusion of your project, take some time to clean up and pick up any debris or mess that you may have created. This will help prevent accidents from occurring and ensure that everything is put away in its proper place. Additionally, it will also make it easier for you to keep track of all of your tools and materials. You can always use a broom and a dustpan, or even a vacuum cleaner if necessary.

By following these tips, you can easily keep your home renovation project neat and tidy. From decluttering the space to properly disposing of debris, there are plenty of ways to ensure that your workspace is organized and safe. With proper planning and organization, you will have a much easier time completing your project, and it will look great in the end. In the end, you can always utilize the technology we have and save time by using a virtual home renovation app or program. This will not only make it easier to keep track of all the items and materials you need, but it will also allow you to have a visual representation of your project. Savvy Ways to Increase Rent on Your Investment Property

2022 was a brutal year for inflation, hitting consumers and landlords alike. Unfortunately for renters, many saw their monthly rent go up when they renewed their lease. In fact, more than 80% of property managers surveyed by Rent.com increased their rental rates between 2021 and 2022.

If you’re looking for a stronger return on your rental property, it might make sense to bump up the monthly rent. Landlords need to understand how to be savvy when raising rents, without losing the current tenants. In this article, we’ll explore the process of raising rent and action steps you might consider implementing.

Questions to Consider

1- What are the viable substitute/alternative properties available in my area right now? (ie. how much inventory and competition exists)

2- Does the tenant pay on time and are they “high maintenance”?

4- What is the fair market rental value for a property in my area currently?

Before you raise rent, it’s wise to do some market research to determine if there is a high amount of inventory in your area. Plus, you’ll also want to find out the market rate for rent in your area. Raising the rent too high will lead to turnover and may be more trouble than it’s worth finding a new tenant.

Here’s what landlords need to know and the steps to take to raise rents in an effective and savvy manner:

Step 1: Determine the Amount of Rental Inventory Nearby

A thorough search on Zillow will help provide context into the amount of competitive rental options in your area. Every market is different, but obviously it’s best for you, the landlord, if there are limited options/inventory.

For example, if you’re located in a mid-sized market, you might consider searching 10-15 miles around your property for comparable homes. Make sure to match the characteristics of your property to the search criteria. If you have a 3 bed, 2 bath, single family house – then, only search for 3 bed, 2 bath properties.

If you observe limited inventory and those properties also are being offered for a higher rent than you’re currently charging, this is a very good sign and suggests a rent increase is justified.

Step 2: Determine the Market Rent

When performing your local market search (using tools like Zillow, Rent.com or Realtor.com), take note of comparable property rents being offered. It might be helpful to make a spreadsheet to track and compare comps.

Do your homework before raising the rent and make sure you don’t try to raise rent too high –  leaving you with a vacant rental unit and a bigger headache in trying to find a new tenant.

The average rent increase nationally in 2021 was about 9%, which is actually about twice as high as it was the previous five years. If you attempt to raise the rent 3-5%, generally, you’ll have a high acceptance rate from the tenant. Unless it’s justified, raising rents more than 10-15% often results in a non-renewal of the lease.

Step 3: Notify Your Tenant of Price Increase Upon Renewal

When informing your tenant of a rent increase, you’ll want to provide formal, written notification. You can do this via email or a written letter. Concise and professional communication will help reduce pushback from the tenant.

When you provide written communication, you can:

  • Cover the timeframe in order to prevent confusion over when the rent increase will go into effect.
  • If necessary, provide comparable properties to demonstrate justification for price increase.

You can also use this time to update the lease agreement or reinforce things like rental policies or late fees.

It’s typically best to sending a rent increase letter 60-90 days before the rent increase will go into effect. Be sure to check your local law to make sure your written communication complies. You can even give the tenant an incentive to renew their lease early. For example, you could let the tenant lock in for a longer term or even promise to not increase the rent for a certain period moving forward.
