From Listing to Closing: The Ultimate Guide to Selling Your Portland Home

Selling a home can be an overwhelming experience. From the initial listing to the final closing, there are countless tasks that must be completed in order to ensure a successful sale. Whether you’re selling your first Portland area home or have sold before, understanding the entire process is key.

From researching market trends and setting realistic pricing expectations, to preparing for inspections and gathering paperwork for closing, every step of the way requires careful consideration – and it can all add up quickly!

Fortunately, with some preparation and guidance from experienced professionals who specialize in real estate transactions, navigating this complex process doesn’t have to be daunting.

Preparing Your Home for Sale

After all, first impressions are important. You want potential buyers to get an immediate sense of what your home has to offer.

You’ll want to start with a thorough cleaning and decluttering.

Clear away the excess items that you no longer need or use so that prospective purchasers can envision their own belongings in the space.

Consider updating or replacing any dated or worn-out features like faucets, door handles, and light fixtures.

Showcase your home’s best features by arranging furniture to create an inviting atmosphere. Invest in some fresh flowers to add color and life to every room.

If you have the budget for it, consider making larger improvements like painting walls and refinishing floors.

Make sure to declutter your closets and garage, too. Buyers should know that they’ll have plenty of space for their own items.

Finally, be sure that all necessary repairs and maintenance work is taken care of before you list the home on the market.

This includes checking smoke detectors, light fixtures, and all appliances. Addressing any issues before putting your home up for sale will help increase its perceived value and streamline the closing process later on.

Having a pre-inspection done can also be helpful in anticipating any potential problems that may have been overlooked.

By taking the time to prepare your home for sale, you can help ensure that it stands out from the competition and sells quickly.

For more tips on how to make your home shine, consult your real estate agent for professional advice.

With their knowledge of the market and insight into what potential buyers are looking for, they can be a valuable asset as you prepare to list your home.

Choosing the Right Real Estate Agent

Choosing the right real estate agent is one of the most important decisions you will make when selling your home.

An experienced and knowledgeable agent can help streamline the process, ensure a smooth transaction, and maximize your profits.

Here are some tips for selecting the best agent to handle your sale:

Research agents in your area

Look for agents who specialize in Portland real estate and have a proven track record of successful sales.

Interview potential agents

Ask questions to gain insight into their experience, expertise, and commitment to your needs.

Get referrals from friends

Find out what they liked or didn’t like about their agent.

Check the agent’s online reviews

Ask for references and read testimonials from past clients to get an idea of their performance.

Make sure the agent has a valid real estate license

A valid state license indicates that they are up-to-date on local laws and regulations related to home sales.

Finding the perfect real estate agent can be a challenge. But with the right research and due diligence, you’ll have no problem finding an agent who will help you make your home sale a success.

Staging and Showcasing your Home

Staging and showcasing your home can go a long way in ensuring that it stands out from the competition.

It’s important to make sure that your home looks its best when interested buyers come to take a look – even if it means putting in some extra effort!

A few things you can do to make sure your home is ready for sale include:

  • Cleaning your home thoroughly, including wiping down windows, sweeping and mopping floors, dusting surfaces, and cleaning bathrooms.
  • Decluttering by removing any unnecessary items from counters, shelves, closets and other areas that show. Having a clean and open space can be very attractive to potential buyers.
  • Painting any walls, trim or doors that look scuffed or dingy. A fresh coat of paint can make a room feel brand new and inviting.
  • Adding some finishing touches like fresh flowers in vases, colorful throw pillows on couches, and decorative items to shelves.
  • Setting up an attractive outdoor space with well-maintained landscaping, outdoor furniture, and lighting.

With a few simple steps, you can stage and showcase your home in order to make it as attractive as possible to potential buyers!

Selling Through Open Houses, Virtual Tours & Digital Marketing Platforms

Open houses are a classic way to market and sell your home.

You can hire an experienced real estate agent to help with the process, as well as follow local guidelines for safely hosting open houses in light of the pandemic.

You can take advantage of virtual tours or digital marketing platforms such as Zillow and Trulia.

Virtual tours allow potential buyers to view your home virtually right from their computer or mobile device, and digital marketing platforms can help get the word out about your home to a larger pool of potential buyers.

It’s important to make sure any online listings are accurate and free of errors so as not to mislead any interested parties.

Make sure you use quality photos and videos to give potential buyers a good sense of what you’re selling.

Lastly, it’s important to use language that is descriptive and inviting rather than dry and uninteresting. You want potential buyers to be able to imagine themselves living in your home!

Once you have found the right buyer for your home, the next step is to sign a purchase and sale agreement.

This document lays out all of the details of the sale, including any contingencies that must be met before closing can occur.

You’ll also need to work with your real estate agent to determine how you will handle deposits, financing and other related matters.

Once these details have been established, the final step before closing is to arrange for a home inspection.

This will ensure that any potential issues with the property are revealed prior to closing, so that they can be addressed properly.

Once all of these details have been taken care of, it’s time to close on your home and move onto your next adventure.

Final Word

Selling a home in Portland can be an intimidating process, and it is important to understand the steps involved.

With this guide, you now have all of the information necessary to start your journey on selling your home with confidence.

From listing to closing, following these tips will help ensure that you get top dollar for your property and smooth sailing throughout the entire sale process.

Don’t hesitate any longer – take action today so that you can move forward quickly with finding potential buyers and making sure they are as happy as possible when they purchase from you!

6 Ways to Conserve Energy and Save On Your Electricity Bill

We all know how expensive our energy bills can be, and the challenge of conservation is constantly present. Fortunately, there are plenty of easy and simple steps that you can take to reduce your energy consumption and make an impact on both the environment and your pocketbook. Here are some home energy conservation methods and the tools available to help track and analyze your usage.

Use Solar Energy

If you live in an area with high levels of sun exposure, solar energy is an excellent option for conserving energy and saving money. Solar panels can be installed on your roof and collect sunlight which can then be converted into electricity. This electricity can power your home, and any excess can be stored in batteries or sold back to the grid.

Solar panels are becoming increasingly portable, making it easy to use them even if you don’t have a lot of space. A solar generator can also make it easier to go off the grid and use only renewable energy. The initial cost of installing solar panels is high, but the money you will save in the long run can make it a worthwhile investment.

Switch to Energy-Efficient Appliances

Older appliances can often consume more energy than necessary, so switching to newer models designed with efficiency can be a great way to reduce energy usage. Look for appliances with the ENERGY STAR label, which will guarantee that they meet specific standards for energy efficiency.

You can also save money by using smarter settings on your current appliances. For example, most modern washing machines will allow you to adjust the water temperature and cycle duration, so you only use the electricity necessary. The same principle applies to other appliances, such as dishwashers and refrigerators.

When it comes to monitoring the energy efficiency of the appliances in your home, there are a number of different factors to look out for. For example, when you look at “smart” home appliances such as smart water heaters, you can use their features to your advantage. With built in temperature control within the system and useful safety alerts, these types of energy efficient appliances are a must for every eco-conscious homeowner. As well as saving on energy resources, you’ll also be saving on your monthly bills, so it’s a beneficial option all round.

Monitor Your Energy Usage

Understanding your energy usage helps you identify areas where you can make improvements. Smart meters are becoming increasingly popular and will provide real-time data on your energy consumption, which can then be used to adjust your habits accordingly.

These meters also often come with additional features, such as alerts that will notify you when your usage spikes above a certain level or automated reports which track your energy usage over time. You can then use this data to help you identify areas where you can reduce your energy consumption even further.

Make Use of Natural Light and Ventilation

During the day, try to use natural light and ventilation as much as possible. Open windows will allow fresh air into the house and help lower temperatures, reducing the need to use air-conditioning.

You can also use natural light as much as possible instead of relying on artificial lighting. This will help to lower your energy bills and provide a more pleasant environment to work or relax in. You can also use energy-efficient LED lights, which are much more eco-friendly than traditional incandescent bulbs.

If your house is particularly hot during the summer, you can also use reflective window films, which will help keep temperatures lower and reduce the need for air-conditioning. You can even install them yourself, making this an easy and cost-effective way to conserve energy.

Insulate Your Home

Proper insulation is essential to ensure that your home retains heat in the winter and stays cool in the summer. Ensure that your attic, walls, doors, windows, and any other areas of the home are adequately insulated, as this will reduce the energy you need to use for heating and cooling.

Investing in draught-proofing can also help prevent warm air from escaping and cool air from entering your home during different seasons. This can make a huge difference in conserving energy and reducing your bills. The cost of insulating your home can vary, but the money you save in the long run should more than make up for it. If done correctly, it could even increase the value of your property.

Invest in Other Renewable Energy Sources

Investing in renewable energy sources such as wind turbines can significantly reduce your carbon footprint and make your home more sustainable. The upfront cost may seem high, but the money you save on your energy bills over time. You can also take advantage of government incentives available for those who invest in renewable energy sources. You can even generate an income by selling excess energy back to the grid in some cases.

Not only will this help to make your home more sustainable and environmentally friendly, but it could also save you a significant amount of money in the long run. These are just a few ways to save energy in your home and reduce your bills. With a little effort and research, you’ll be able to make the most of your energy usage and help create a more sustainable planet.

High energy bills can significantly drain your finances, so it’s crucial to find ways to reduce them. By following the tips above and making small changes in your daily habits, you can make a big difference in conserving energy and lowering your bills.

How to Buy a Small Business

If you’re thinking of starting a business, buying an existing business can be a great way to hit the ground running. However, the process of buying a small business or digital business can be challenging and complicated. In this article, we’ll provide you with a step-by-step guide on how to buy a small business or digital business.

How to Buy an Existing Business

Buying an existing business is often the most feasible way to become your own boss. Small businesses are the financial engine of most developed economies. By acquiring an SMB brand, you can have immediate access to cash flow, business assets and the goodwill of the local community.

Step 1: Figure Out What Type of Business You Want to Buy

The first step is to determine the type of business you want to buy. Consider your interests, skills, and experience. You’ll be happier if you buy a small business that dovetails with what you already like and have some experience in. Although you might just want to buy a business for the financials alone – by its expected return on investment – it’s also important to align yourself with the business’s immaterial goals. After all, the more knowledgeable and familiar you are with the business’s model, products or services, customers, industry and trends, the more innovative and successful your new ideas will be.

Step 2: Search for Businesses That Are for Sale

There are plenty of ways to find the right business for sale that fits the criteria you’ve decided on. These include:

  • Online business marketplaces such as bizbuysell.com, the largest site of its kind with more than 45,000 active listings.
  • Craigslist ads.
  • Classified newspaper ads under the “Businesses for Sale” category.
  • Asking people in your network of small-business owners.
  • Going to meetups or industry conferences to ask other business professionals.
  • Working with a business broker.

Business brokers legally represent the seller, so you should be careful about conveying certain information to them (such as how far you’re willing to go in negotiations). However, a broker can help you understand what kind of business you want, prescreen businesses to cut out all the failing companies, keep negotiations civil and smart and help you with all the necessary paperwork. Brokers do earn a commission when a sale goes through, but it’s typically paid by the seller.

Step 3: Understand Why an Existing Business Is up for Sale

There are plenty of reasons a business owner might put their business up for sale, including something as simple as an innocuous lifestyle choice like retirement. Or, there might be a more worrisome reason, like a fundamental problem with the business. If you’re about to buy a business, you’ll want to know exactly why the businesses you’re considering are no longer working for their current owners.

You should ask the current owners what challenges they’ve encountered, what they’ve done to try solving those problems and how those attempts fared. During every conversation with the current owner, you should ask yourself, “Do I have what it takes to meet these challenges with different or better solutions?”

Be on the lookout for:

  • A poorly conceptualized business plan (there’s just not a market for the product or service).
  • Competitors that are far ahead.
  • Existing business debts.
  • Location problems.
  • A brand issue.
  • Inventory difficulties (the cost of production is too high, low quality is losing the business customers, storage is difficult, there’s no supply and demand balance, etc.).
  • Bad equipment (it’s outdated and too expensive to upgrade).

Make sure you know as much as you can about the existing business’s successes, failures, challenges and future opportunities. In addition to speaking with the owner about these concerns, also talk to existing customers, existing employees, locals in the area, neighboring businesses and so on. They’ll give you an honest view of how the business is doing, without the bias of the seller trying to convince you to buy.

Step 4: Submit a Letter of Intent

Typically at this stage, you’ll have had an opportunity to review the offer memorandum, as well as the company’s P&L and balance sheet. Next, it’s time to submit an LOI. Usually, you’ll have an opportunity to speak to (or meet) the owner at this point – but not always.

The buyer issues a letter of intent (LOI) to the seller after both parties and the broker agrees conceptually on the price point and which assets and liabilities will be included in the transaction.

  • The LOI should include the price proposal and the terms and conditions of the sale, indicating the seller’s seriousness about seeing the deal through to the end.
  • Reviewing and signing the LOI can give the seller and buyer the confidence to continue with due diligence.

Before submitting an LOI, decide if you want to work with a business partner and begin the early research on what type of business loan you might need.

Step 5: Do Your Due Diligence

Due diligence is a crucial step in the process of purchasing a small or digital business. It involves gathering as much information and intelligence as possible about the business you are considering, and it is essential to work with an accountant and a lawyer to ensure that you have all the necessary information before moving forward.

A good accountant can review the financials of the business you are considering, and a business attorney can represent you in negotiations and help you understand how the transaction will be structured. Before starting your due diligence, you will most likely be asked to sign a confidentiality or nondisclosure agreement. This agreement ensures that you will not disclose any confidential information about the business during the due diligence process, protecting the seller in case you decide not to proceed with the purchase.

There are several business documents, files, agreements, and statements that you should collect and analyze during your due diligence. Working with an accountant and a lawyer can help you ensure that you have access to all of the necessary information. Here are some of the essential documents that you should consider when conducting due diligence:

  1. Business Licenses and Permits: It is crucial to ensure that the business you are considering has all of the licenses and permits required to operate legally. Certain industries, such as food services and childcare, are highly regulated and require valid permits to stay open. Checking for proper licensure and permits can help you avoid legal complications and potential financial penalties down the line.
  2. Organizational Paperwork and Certificate of Good Standing: Registered business entities, such as LLCs and corporations, have organizational documents on file with the state. These documents may include articles of organization or incorporation, and they can give you valuable insight into the business’s legal and financial structure. Sole proprietorships and partnerships may not have official founding paperwork, but it is still essential to verify their standing and legitimacy.
  3. Contracts and Leases: You should review any outstanding agreements that the owner has with vendors or customers. This can help you determine if the business has any significant financial obligations that may impact your decision to purchase. It is also crucial to review any existing leases for the business’s location, equipment, or other assets, as they will affect your ongoing expenses.
  4. Business Financials: Before purchasing a business, you should examine its past few years of financials, including tax returns, balance sheets, and cash flow statements. It is best to have a certified public accountant audit these financials, as this ensures their accuracy and objectivity. You can use this information to analyze the business’s income stream and determine whether there is a clear path to profitability.
  5. Organizational Chart: If the business has employees, you should request an organizational chart that shows the ranking and relationships among employees. This chart should include compensation data, management practices and processes, benefit plans, insurance, and vacation policies. This information can help you understand the business’s internal structure and identify any areas that may require your attention as the new owner.
  6. Status of Inventory, Equipment, Furniture, and Building: It is crucial to assess the condition of any assets that you will acquire when purchasing the business. This includes analyzing inventory levels, equipment, furniture, and the physical building itself. You may need to invest in repairs or upgrades to ensure that these assets are in good working condition and meet your needs as the new owner.

Always dig into the business’s assets and the existing customer base to truly understand the sales records and historical performance. A big part of this is also evaluating how much comparable businesses have sold for.

In conclusion, conducting due diligence is a critical step when purchasing a small or digital business. It involves gathering and analyzing a range of documents and information, and working with an accountant and lawyer can help ensure that you have access to all of the necessary data. By carefully reviewing these documents, you can make an informed decision about whether to proceed with the purchase and negotiate a fair price for the business.

Step 6: Negotiate and Sign Purchase Agreement Contract

When you decide to acquire a business, it’s time to sell the business at an acceptable price. It generally happens in writing, either in writing, a non-binding offer or verbatim. If your offer reflects the amount of cash offered by the seller they will begin negotiating. Most commercial transactions require going back and forth to negotiate different purchase costs or conditions before reaching an enforceable final contract. These terms are subject to change after a due diligence investigation.

Evaluate the price of the business with the earnings, assets or market approach

Many deals can fall apart because the buyer and seller place very distinct values on one or two businesses. In the past, buyers have used price models to determine a ballpark number and frame negotiations. During such an exercise it can become useful to consult with an expert business value analyst. Valuation services are available online and by mail, but they can save your money by giving you a good price.

Use income-based valuation methods

The value of businesses is determined using the expected revenue of any business using an income approach to valuing the business. You’ll want to look at the sales price in relation to EBITDA and seller discretionary earnings (SDE) to determine the multiple and if it’s in line with market averages.

Step 7: Secure Financing

Obtain financing through either traditional bank loans or the SBA can take several weeks. It’s best to start the process early by getting your own tax returns and financials lined up.

Use Seller Financing

Sometimes, the seller is willing to hold a note or accept a fixed payment as a lender might do. They can then guarantee income for the next month and/or year according to your program. The rules for selling the product may be different unless it includes another form of financing. For example a seller must be on standby for the same loan as the SBA, ensuring the buyer is aware the money can only come in after you repay your loan. Many sellers will also offer to trade some of their own property for less than the original asking price.

Final Tips for Buying a Small Business

A business purchase is a huge decision. If you are successful at hiring employees, growing existing cash flow and improving business operations, you’ll have a fantastic opportunity for building wealth.

When does buying a business make sense as a business investment?

Investing experts encourage the younger generation of business owners to invest. Anyone willing to take the plunge into a new business could also prove to be an excellent business acquisition candidate. The business buying process is not simple, but is extremely rewarding. If you can find a company with a proven track record and a strong business model, you’ll have a chance to grow future cash flow and ultimately, generation wealth.

Consult with a business broker

Once you begin searching online or even calling local small businesses, the logical next step when buying an existing business is to consult with a broker (or several). Most of their services are offered for free. They can provide a CIM (confidential offer memorandum) for various listings and even help you review the financial statements.

Going Green: How to Build Your Property In an Eco-Friendly Manner

Building and construction account for up to 39% of the globe’s carbon emissions. Energy consumption when adding heat, light, and cooling to a building accounts for 28% of CO2 emissions. But did you know there are more sustainable ways to build your property?

If you are serious about climate change and lowering your carbon footprint, then you must use eco-friendly methods to build your home or office building. To assist you, we’ve provided green building techniques and ideas. With these tips, you can have peace of mind knowing that you’re contributing to the fight against climate change.

Use Recyclable or Sustainable Materials

Before you buy your building material, consider where you’re getting your resources from. Did refining these products cause plenty of pollution and the use of unnecessary energy? Then these products aren’t environmentally friendly.

Consider using recycled material to build your home, such as composite wood for decking. This type of wood is made from recycled wood and paper. You can also opt for carpets made from recycled plastic.

Furthermore, there are sustainable building materials that you can use, such as bamboo instead of hardwood. The reason why bamboo is sustainable is that it’s easy to grow with little to no maintenance. It also grows much quicker than trees which is where hardwood comes from. Timber is also considered a sustainable building material because it has a low embodied carbon footprint.

Don’t Build West-Facing Property

When building your property, consider which direction it will be facing. Experts suggest avoiding building a west-facing home or office block. Buildings that are facing west will have maximum sun exposure, which will prompt you to use more cooling methods. Using an AC system can increase carbon emissions.

To minimize sun exposure, build a north-facing home that will provide passive solar heating in winter. In summer, your property will be cooler, which prevents the use of AC systems or fans that consume electricity.

Build a Smaller Home

If you want to have less of an impact on your environment, then you should build a smaller home. Building smaller homes use fewer materials and energy. What’s more, a small house will also consume less energy from lighting and heating.

Installing solar panels is easier when you have a modest-sized house. It will also cost less to install solar energy, and you’ll spend less on energy each month.

Use Energy Efficient Machinery

If the machinery you’re using has an Energy Star label, then it’s certified energy efficient by the EPA (Environmental Protection Agency). These machines use clean energy, so they don’t pump harmful gasses into the environment. Battery-powered machines are considered energy efficient.

Additionally, there are also Energy Star appliances you can use in your homes, such as washing machines, monitors, and water heaters.

Install Eco-Friendly Security Cameras

Cameras consume the most energy in a security set-up. We recommended using WiFi cameras as opposed to wired units because they’re more green compared to their counterparts. Additionally, you can access wireless security cameras from a smartphone or laptop if you want to check on your property.

You could witness weird things caught on camera. People have been able to catch criminals before they could break into their homes or help someone that was in trouble. So it’s always a good idea to have surveillance cameras up but make sure they’re eco-friendly.

Insulate Your Home Correctly

One mistake people make when building a property is not insulating it correctly. Heating and cooling your home accounts for 50% of energy consumption. This can cost you hundreds of dollars a month and increase your CO2 emissions.

But with proper insulation, you can ensure that warm air stays in and cold air stays out. Make sure windows are insulated correctly and that your flooring has the correct underlayments. Use green insulation methods that have been made from sustainable or recyclable materials. Denim and newspaper are common materials used to make recyclable insulation.

Create a Smart Home

Another way you can lower your carbon footprint after you’ve built your property is by installing smart devices. Many businesses are using smart installations to save on energy each month. For example, smart sensor lights only switch on when a person enters a room. The lights switch off 1 minute after the person has left.

There are also smart faucets that only run when a person’s hands are under the tap. Consider installing automated appliances too, that have emergency switch-off buttons. Coffee machines, toasters, and stoves will switch off after a certain amount of time if they’re not being used. Automatic temperature controls help lower the consumption of energy by switching thermostats on and off at specific times.

Final Thoughts

Building an eco-friendly house isn’t as difficult as many people think. Since more companies have become environmentally conscious, you have access to more sustainable building materials and machinery.

As you can see, there are also many ways you can build an environmentally friendly house. If you’re not sure where to start, use the information provided in this article to guide you. You can also find contractors that will use sustainable methods and eco-friendly machinery.

While most real estate investing focuses on residential, short term or vacation properties, commercial and industrial investing can also be very profitable for those who know what they’re doing. For example, buying a storage facility is a great mechanism for passive income investing.

It’s important to remember that the broader real estate market should dictate how you negotiate deals to achieve maximum profits, minimize capital gains taxes and create long-term `1wealth. If mortgage and lending rates are high, there may be an arbitrage opportunity in the market, but you might also be forced to pay more to borrow money for your investments. It’s best to develop sound criteria and use a spreadsheet or calculator to analyze properties thoroughly before buying an income property.

Peel and Stick Floor Tile Ultimate Guide: Pros & Cons, Cost and Best Brands 2023

Before engineering wood burst onto the scene and LVP became popular, vinyl tiles were the preferred flooring choice by many homeowners who had a small budget. While available in many forms it’s the simplest and most cost effective way of refreshing a home’s floor.

Self-Adhesive Vinyl Floor Tile Installation

In general, vinyl flooring is relatively easy to install, but self adhesive tiles are truly the most simple. Most adhesive materials being placed directly onto the back surface,  installation doesn’t require any hammering or gluing. Simply remove the paper and rip it off, place on a surface to lay the tile on the floor, and press to the bottom to hold on the substrate. A paper backing is used to protect the adhesive material prior to installation.

The Pros and Cons of Peel and Stick Vinyl Flooring

Vinyl flooring can be found in various forms, but peel and stick tiles are a popular option for quick rehab jobs, DIY enthusiast and cost-effective budgets. Here are some of the pros and cons:

PRO: You Can Install Peel and Stick Vinyl Over (Most) Existing Floors

Peel and Stick vinyl is a quick way to install a tile on most any type of flooring, except carpet of course!

PRO: It’s Easy and Inexpensive to Install (You Don’t Need HIRE ANYONE)

It’s very affordable since it can easily be installed by anyone!

PRO: Self-Adhesive Vinyl Plank Flooring Comes in Tons of Looks and Styles

Peel-n-stick vinyl flooring has a variety of common look options. Despite its limited size there is no typical hardwood floor pattern or color of wood that isn’t usually found in the market. Popular hardwood species exist but non-wood patterns are usually much more common.

CON: The Wear Layer is Thin

The wear layer is the biggest factor that determines the cost of peeling vinyl plans. It protects the floor from any damage. Peel and stick products are made from a vinyl material that’s roughly 0.25 to 0.75 millimeters thick.

Peel & stick vinyl are thin compared with flooring such as LVP and engineered wood. Engineered wood, for example usually includes a heavy-wear layer that consists of a scratch resistant material. Plus, engineered wood or even LVP can be 3-4x thicker than peel and stick products. But to be fair, vinyl still wins a matchup of wear layer in a head-to-head matchup of vinyl vs laminate flooring.

3 Things You Need to Know When Using Peel And Stick Floor Tile

This is a list of three important aspects that home improvement stores will never explain to you!

1) The surface that you’re installing the peel and stick vinyl tile over matters

Peel-and-stick floor tile can be installed on linoleum but it may be better to install directly over concrete or on a subfloor such as plywood.

2) Think about any items you might need to cut around in that room, such as molding or a staircase or the curved base of a toilet

Cutting intricate shapes to individual tiles can be tricky, for example the ones that will require adjusting the molding and the contour of the bathroom base can get complicated as they are cut.

3) Most Peel and Stick Vinyl Flooring Needs to Be Acclimated First

Typically, peel/stretched vinyl needs acclimation before installation to avoid damage. This prevent the tiles from cupping, shrinking or expanding after install. The acclimation period is usually 24 to 48 hours.

Vinyl Floor Tiles vs. Vinyl Sheet Flooring

Both standard type Vinyl Floors Self Adhesive Tile and Sheet Vinyl Roll are identical in production and have the same wear making them popular at home. While these two types share many of the same advantages such as simple cleaning and their ability to emulate other materials, such as stones or wood, there are key differences between them to improve performance. Vinyl tiles usually come in squares 9×9 inches or 12×12 inches. Sheets are available in 6’x12′ wide rolls. This makes DIY install cheaper with tile, much simpler and more effective than sheet vinyl.

Important Note: Peel and Stick Vinyl Plank is Generally Not The Same as Luxury Vinyl Plank (LVP)

Stick and Peel Vinyl flooring can be quite luxurious. But when most people talk about LVP, they’re referring to a floating floor product that may use an underlayment but typically does not feature a sticky/adhesive backing.

That being said, peel and stick floor tiles reviews are generally still very positive. In fact, most vinyl tile flooring products have received high praise in recent years, as the manufacturing process continues to improve. On a price per square foot basis, it’s tough to beat vinyl flooring. While there are some laminate flooring options that may offer a slightly more affordable price point for the materials, peel and stick tile is still easier to install.

Peel & Stick Flooring and Sticky Tiles: Are they Waterproof?

The short answer is no. Most are water “resistant” but will deteriorate over time if regularly exposed to water – for example, in a bathroom near a tub or shower.

Are Peel & Stick Tiles Waterproof?

Most peel and stick vinyl floor tiles are water resistant and appropriate for high foot traffic, the product still as durable as ceramic or porcelain tile options. For commercial spaces, we recommend ceramic. Also, for a higher end home we recommend LVP or engineered wood, which both result in higher resale value, despite higher installation costs.

Peel & Stick Tile Cost

If you’re a savvy shopper, you can find dozens of great peel & stick options for under $250 for a 500/sf room. This works out to be 50 cents per square foot for typical .4mm tiles or planks. There are certainly more expensive brands, but when you begin to approach $1.50/sf, you could begin considering LVP flooring.

The median material cost for average peel-and-stick vinyl flooring is about $700 for the materials for an entire 1,500 home. But you can get peel and stick floor tile cheap from online sources like Amazon or Home Depot.

4 Vital Things You Should Know About Home Insurance in Orlando

If something happens to your home, and you don’t have insurance, you risk paying for the needed restorations from your pocket.

Many reasons, like disasters, increase the need for home insurance. If you’re from Orlando, Florida, it’s best to look at these considerations and why you’re encouraged to take home insurance.

Some Vital Things To Know About Orlando’s Home Insurance

Help You Recover During Natural Calamities

Of course, you’re not praying for disasters to happen, but they do. Especially if you’re in Orlando, many disasters hit this part of orange county. There are many terrifying wildfires, thunderstorms, hails, and floods.

Your home insurance coverage can help you when calamities suddenly hit Orlando and bring damage to your home. Though getting insurance is not mandatory for every homeowner, it’s still best to have financial support in cases where a calamity leaves you with nothing.

You may need to seek help from an experienced lawyer should an Orlando insurance dispute arise. Your attorney’s services will help ensure you’ll be fully compensated for all your damages.

Finance Repair And Restoration Costs

Orlando, Florida, has the most amazing theme parks, like DisneyWorld and Universal Studios. The influx of people to the city because of these must-see wonders also increased property crimes throughout the area.

It’s why there are many insurers in Orlando. They insure your home not only for natural calamities but also man-made damage to your home, like vandalism, burglary, and other property crimes. They’ll help you recover from the nuances of some activities constituting criminal mischief that has grown ever since the population grew.

Funds Damage To Other Properties

Your homeowner’s insurance can help you pay the damage you or your family member caused to someone’s property. This homeowners policy will pay for the related medical fees, repair bills, and litigation costs. It includes situations in which you or a family member is at fault.

In most cases, medical cover for visitors is included in your homeowner’s insurance policy. If a guest gets injured while on your premises, for example, your visitor’s basic medical bills would be covered by your insurer up to the face amount of your policy. This reimbursement can be had regardless of who was at fault.

Reimburse Living Expenses During Calamities

Your homeowner’s insurance will reimburse you for the cost of living elsewhere if an insured hazard badly damages or completely destroys your house. It includes financing expenses that you otherwise wouldn’t have spent if you were not hit by a calamity.

The amount to be reimbursed shall be up to the maximum specified in your policy.

Bottom Line

You can never be sure of what lies ahead. Insurers are there so that you may still have some funds to use in cases where you experience unexpected disasters that damage your home. Unwanted and dangerous persons may be avoided along the busy Orlando streets. But your house can never avoid being hit by natural or man-made calamities.

How to Paint Kitchen Cabinets Like a Pro

If you have a house that was built in the 80’s, 90’s or even early 2000’s, it’s a GREAT idea to paint your cabinets. Most kitchen from 20+ years ago are pretty ugly, but may not actually need to be replaced. Buying and installing brand new cabinets and countertops can cost about $8,000 on average, while painting cabinets on your own can be done for under $500 in most cases.

Transforming a kitchen by freshening the cabinets is a fantastic way to add value to your home and create a new WOW factor for your kitchen. After painting your cabinets, we also recommend adding a new backsplash to complete the look!

How to Paint Kitchen Cabinets Like a Pro

Let’s go through the steps to paint your kitchen cabinets like a professional. Later we’ll discuss things like supplies, types of paint and optional paint sprayer use.

Prep the room

The first few steps are focused on prepping the room and cabinets for painting. Start by emptying the cabinets, clearing off the counters, and removing any freestanding appliances. Relocate tables and other furniture to another room. Tape rosin paper over the countertops and flooring, and to protect the rest of the house from dust and fumes, tape plastic sheeting over the backsplash, windows, fixed appliances, and interior doorways.

Mask off the wall around the cabinets, and set up a worktable for painting each cabinet door, drawer, and shelf. Like many DIY projects, the quality of your kitchen cabinet paint job depends largely on doing all the right prep work.

Remove the cabinet doors, drawers, and shelves

Be sure to mark each drawer front and door with a marker to prevent mixing up the cabinet doors. Back out the hinge screws from the cabinet frames and remove the doors. Working from left to right, top to bottom. Clean the faces of the cabinet boxes and drawers and both sides of doors and shelves with a product that removes dirt, grease, and glossy finishes. A liquid deglosser should do the trick for this step.

Painting Your Kitchen Cabinets

Assuming that everything is still in fine shape and good working order, let’s examine some of the questions you’ll need to address before you start repainting your kitchen cabinets.

How Much Does it Cost to Paint Kitchen Cabinets?

As mentioned earlier, painting your kitchen cabinets is a cost-effective alternative to a full kitchen renovation. Most kitchens can be painted DIY for less than $500. On the other hand, paying a professional painting company to paint your kitchen cabinets can range from about $2,000 – $3,500 on average.

Should I Paint My Cabinets?

Before you head out to the paint store, however, examine your cabinets to see if they can be resuscitated in the first place. Even the highest-quality paint job can’t revive cheap cabinets that have grown frail with age. Thin veneers peel or delaminate, particle board cabinet bottoms or shelves sag or break, and hanging rails come loose. If these are the issues you’re dealing with, you’d actually be better off replacing your kitchen’s wood cabinets.

Assuming that everything is still in fine shape and good working order, let’s examine some of the questions you’ll need to address before you start repainting your kitchen cabinets.

What Type of Paint Do I Need for Cabinets?

Oil or latex? Latex paints have been improving steadily, leading some pros to give up oil-based paints entirely. Because they dry quickly and clean up with water, latex paints are more user-friendly than oil-based paints. But many pros still favor oil-based topcoats, arguing that they form a harder, more durable paint film and level out to a smoother finished surface. Latex paints also take longer (up to three weeks) than oil-based paints to fully cure. In the meantime, they’re susceptible to damage.

Bottom line: Either oil or latex will provide a good, smooth finish and an enamel paint is usually the best option. If you do use a latex paint, make sure it’s a 100 percent acrylic formulation, which offers greater durability and adhesion than vinyl acrylic paints.

Choosing the Right Kitchen Cabinet Paint

You can choose from a variety of colors for your cabinets, including oil or latex. There are benefits to each, but in general, you want to get a paint that produces a hard, durable finish that won’t scratch or fade. Alkyd, or oil-based paints require good ventilation, since the paint contains solvents that can irritate your lungs and make you feel sick. Oil based options require mineral spirits or paint thinner for cleanup, but they provide the most durable finish.

A self-leveling paint option is one that smooths out as it dries, making it perfect for cabinets. However, this type of paint does dry quickly, which can make blending brush strokes tricky.

Is it better to roll on or brush on paint for kitchen cabinets?

Both would certainly be useful. A brush can easily penetrate any holes such as in an interior border in a traditional shaker doors design. Get the roller when paint reaches larger dimensions. It can make painting easier and it may even speed up the completion.

Brush paint or spray paint? A sprayed-on finish is the smoothest option, but there’s a learning curve for doing it properly. You’ll also likely need to rent the spray equipment, which drives up your costs, and you’ll have to mask off all the areas in the kitchen that could accidentally get sprayed, including countertops. Don’t forget that you’ll typically need a second coat of paint or a final coat if you use an initial primer.

Painting Tools and Techniques: The Basics

Paint with a 3″ mini roller if possible. These types of rollers seem to work best for flat surfaces and brushes tend to work better for creases and crevices – if you have shaker style cabinets or edge details on your drawers and doors.

Do you need to sand cabinets before painting?

Skipping this time-intensive step will only result in messy finished items. Sanding keeps re-painted areas from chipping up and helps prevent scuffs. Also, it would be a good idea to dust two-fold to remove the paint.

Tip: Label Cabinet Doors

Start with making a few sketches showing doors and drawers when learning to paint kitchen cabinets. Number this if necessary. Then mark the doors and drawers with their respective numbers. Specify under hinges if they are not visible. Cover these numbers in a masking cloth for protection during painting.

Tools and Supplies for Painting Cabinets

Before you begin, you’ll need to gather all the necessary tools and supplies to ensure that your cabinet painting project is a success. Here are some of the items you’ll need before you paint cabinets:

  • Screwdriver
  • Painter’s tape
  • Rosin paper
  • Plastic sheeting
  • 3″ mini paint roller
  • 3- to 4-inch-wide square brush
  • 2½- or 3-inch-wide angled brush
  • Synthetic bristle brush for latex paint
  • Natural-bristle brush for oil-based paint
  • Sandpaper (220- and 280-grit)
  • Tack cloth
  • Trisodium phosphate (TSP) or degreaser
  • Liquid deglosser
  • Caulk
  • Vinyl spackle or wood filler
  • Paint primer
  • Enamel paint

Final Tips for Painting Kitchen Cabinets

If possible, take one of your cabinet doors to a local paint retailer and talk with a pro about what kind of material you’re working with and what products will help you achieve the best results. The pros can give specific advice for painting kitchen cabinets if they know more about your project.

Before you head out to the paint store, examine your cabinets to see if they can be renovated in the first place. Even the highest-quality paint job can’t revive cheap cabinets that are in rough shape. Thin veneers can peel and older particle board cabinet bottoms can sag or break. If these are the issues you’re dealing with, you’d actually be better off replacing your kitchen cabinets, unfortunately.

How to Get Rid of Gnats in Your Home

Gnats are tiny, annoying insects that can quickly become a nuisance in your home. While they don’t pose any serious health risks, they can be a major annoyance and disrupt your daily life. In this post, we’ll discuss how to get rid of gnats in your house so that you can enjoy a gnat-free home.

How to Prevent Gnats in Your House

There are several methods you can use to get rid of gnats in your house. Here are some of the most effective:

1.Identify the Source

Before you can get rid of gnats, you need to identify where they’re coming from. Look for areas of standing water, like sinks or drains, as this is a common breeding ground for gnats. Also, check any over ripe or rotting fruits and vegetables, as gnats are attracted to these as well.

2.Store fruit in your refrigerator

Gnats are attracted to the smell of fruit, so leaving fruit in your kitchen or on your countertops can attract gnats.

3.Clean Your Drains, Plants and Fruit Bowls

Once you’ve identified the source of the gnats, it’s time to clean your home. Wipe down any surfaces where gnats have been seen with a solution of equal parts water and white vinegar. This will kill any gnats that are present and deter new ones from coming around. Use bleach in your kitchen drains to clear drain pipes.

4.Don’t Overwater Your Plants

If you overwater your interior plants, extra moisture can form areas that are attractive for gnats to lay eggs.

How to Get Rid of Gnats

Gnat traps are a great way to catch and kill gnats. You can make your own trap by filling a small bowl with apple cider vinegar and a few drops of dish soap. The vinegar will attract the gnats, and the dish soap will trap them in the liquid.

The Classic Apple Cider Vinegar Trap

The sweet taste of apple cider vinegar appeals to the gnats and can make for a simple trap. Using the apple cider vinegar in the bowl, mix in some dishes and stir well. The bugs are drawn to that pleasant scent and the sticky shampoo keeps them from flying away. Some people like to add some more sugar for sweetness.

Make a DIY Gnat Trap

What are the best methods for preventing and controlling mosquitoes? The most commonly used alternative are vinegar traps that are inexpensive and easy to create. Put the apple cider vinegar in an oiled bowl and mix. Set it in a place that can attract gnats like kitchens and bathroom. This sugar and apple vinegar combo attracts gnats, while dish soap attracts gnats and eventually drowns. Using vinegar or apple cider vinegar can create similar goop traps in the mouth.

Put Empty Wine Bottles to Good Use

When you finish a red wine bottle, you should put it down on a counter with small dredging around their bottoms that will help prevent gnats. They can crawl inside because they are attracted by the smell, but they cannot go. Some people also love mixing some dishes soap with water, but the alcohol seems good enough on its own.

Use Essential Oils

Essential oils like peppermint, lavender, and eucalyptus are known to repel gnats. Add a few drops of your preferred essential oil to a spray bottle filled with water, and spray it around your home. This will keep gnats at bay and make your home smell great.

Use Flypaper

Flypaper is another effective way to catch and kill gnats. Hang strips of flypaper in areas where gnats are commonly seen. The sticky paper will trap the gnats and prevent them from flying around your home.

Use a Spray

For pests small and large the use of a simple spray bottle is adequate for treating the problem. If gnats hover around potting soil and crawl into a house plant, this might cause a serious watering problem. Use neem oil or dish soap in hot water to treat these gnats. If you are using dishwashing soap, you should carefully wipe it away at least two hours later.

Use a Bug Zapper

Generally speaking, a Bug Zapper can control bugs easily. The device attracts and electrocutes gnats and causes them to die and accumulate under the device. Many modern bug zappers available today are safe and can easily handle any infestation. Other devices use fans to catch bugs and then hydrate the bugs, and this works without electrocution. Regardless of whether you are utilizing traditional bug-zappers or fans, they can also trap other beneficial insect species like honeybees and other pollinators.

Use Candle Traps

In order to kill gnats faster and even more dangerous, put together candle-traps during the night. Fill a pot with 12 ounce or 2 ounce water. Place candles into the ice and place candles inside. Light a candle and shut down the light.

What Are the Signs that You Have a Gnat Infestation?

In fact the main signs of gnat infestation are a few gnats flying from your bathroom floor or garden to your kitchen. The bugs do not damage any of the surrounding wood, so you should look at these scattered pests as a warning to see if they’re infested. There’s nearly a thousand ways to kill gnats as much as there’s any variety. This page lists the best methods to control gnat infestations.

What Causes Gnats in the House?

Gnatia are drawn to warm, humid environments, fixed in the case that you check the leakages in your airspace or invest in dehumidification equipment. Keeping your house clean can help reduce spills and debris from the water. Overwatering plants: You’ll notice these when you water plants, because they will appear in an empty hole in your soil. Putting the ground completely wet during the watering will reduce the appeal of soils to children.

Why am I getting so many gnats in my house?

It is possible that gnats are attracted to moisture so they tend to stay at home in hot summers—they often hide under dry areas such as your kitchen drain and potting soil. The presence of contaminated plants and animals can also be attributed.

In North America, gnats are most commonly black flies, midges, fungus gnats or fruit flies. Fungus gnats often show up in the same place as drain flies – namely in kitchens and baths where there is poor drainage. Gnats enter your home from the outdoors and can find their way through pretty much any crack. They are attracted to moisture and this is where gnats lay eggs.

Best Way to Get Rid of Gnats in Your House

The best way to get rid of gnats in your house is to use a combination of the methods mentioned above. By identifying the source of the gnats, cleaning your home, using traps and essential oils, using flypaper and sticky traps, you’ll be able to effectively get rid of gnat problems and prevent them from coming back.

Here are some additional reminder tips to keep in mind:

  • Make sure to keep your home clean and free of standing water.
  • Store fruits and vegetables in the refrigerator to prevent them from becoming overripe and attracting gnats.
  • Use a garbage can with a lid to prevent gnats from getting inside.
  • Make sure to seal any cracks or openings in your home where gnats may be entering.

By following these tips and using the methods mentioned above, you’ll be able to get rid of gnats in your house and enjoy a gnat-free home.

Final Tips

Gnats can be a major nuisance in your home, but there are several effective ways to get rid of them. By identifying the source of the gnats, cleaning your home, using traps and essential oils, and using flypaper, you can effectively get rid of gnats and prevent them from coming back. Remember to keep your home clean and free of standing water, remove any rotten fruit and overripe fruit that might attract flies or gnats.

If you have a severe problem with adult gnats, infested plants and recurring drain gnats, you might consider calling a pro. Many pest control companies specialize in the removal and remediation of recurring gnat, flee and fly issues.

Can a Home Seller Avoid Paying Buyer Agent Commission?

If you’ve ever sold a home, you know all too well that paying Realtor commissions is a major bummer! To be fair, some homeowners sell for top dollar (or even over asking price) and are glad to see their listing agent receive a big commission.

What About the Buyer’s Agent?

Do you have to pay the buyer agent as the seller? The short answer is no… but the longer answer is: “it’s complicated.” We’ll dive deeper into the details below.

First, it’s important to understand how buyer agent commission works and how much buyer agents are paid. The buyer agent commission is usually about half of the total commission in a real estate transaction.

Total Commission Amount in a Home Sale

While the commission percentage varies by region, the total commission paid by a seller usually falls between 5-6%. The national average is about 5.7%.

How to Avoid Paying Buyer Agent Commission

The best way to avoid paying a buyer agent is to list your home FSBO (for sale by owner), list on the MLS without an agent or negotiate the commission rate with your agent up front before you list the home.

When you list your home with a traditional agent or a discount broker, you’ll set the rate that you pay the buyer agent. Usually this is going to be 2.5-3%. Remember, this is on top of the listing agent commission. Typical listing agent commission is also 2.5-3%.

If you really want to dive deep into how agent commission works, you’ll eventually understand that while seller proceeds cover the cost of the buyer agent, the homebuyer can benefit by not using an agent in some scenarios.

This is an often overlooked and rarely understood aspect of homebuyer – which is the fact that buyers indirectly pay the buyer agent commission. That’s because the buyer could theoretically buy a property for a lower price if they avoided hiring an agent.

How to Avoid Paying Listing Agent Commission

It’s easy to get frustrated with paying a buyer’s agent that you don’t know personally or have any direct interaction with. But, realistically, that agent may have spend hundreds of hours working with their client before ultimately going under contract.

In other words, it’s easy to say “the buyer agent doesn’t deserve any commission.” Yet, you have limited insight into how much work they’ve actually performed.

Our recommendation is to try to negotiate commission rates for both the listing agent and the buyer agent. Paying a full 6% is unnecessary in most markets and price points. Here is a breakdown of how you can pay as low as 1% to list your home – for a total of 4% commission versus the ordinary rate of 6%.

Keep in mind you could also still reduce the buyer agent commission as well.

What Is an Escalation Clause and Is It a Good Thing for Sellers or Buyers?

In seller markets, a popular house might have 50+ home showings/tours during the first weekend on the market. If 20% of those buyers decide to make an offer, the seller could potentially get 10 offers on their home.

In the competitive real estate market, it’s not uncommon for buyers to face multiple competing offers on a property. When that happens, buyers need to find ways to stand out and make their offer more attractive to the seller. One strategy that has become increasingly popular is the use of an “escalation clause”. In this article, we’ll explore what an escalation clause is, how it works, and when it might make sense to use one.

How Does An Escalation Clause Work?

The main components of an escalation clause is the “cap” of the buyer’s purchase price. The purchase cap is higher than the offer price. The purpose of the cap is to prevent the buyer from paying more than that specific amount when there are multiple offers.

For example, the actual offer amount from a buyer might be $300,000 but the purchase cap could be $325,000. We will explain further in an example below.

Generally, escalation clauses and offers are communicated in the purchase contract within the special stipulations section or in a contract addendum. The escalation clause is activated once sellers have shown they have evidence of a genuine, competing bona fide offer. In this scenario, the listing agent must provide evidence of the competing offer.

Escalation Clause Example

Here’s how it works: let us say a buyer makes an offer of $300,000. When a buyer includes an escalation clause in their offer, they will typically specify the amount that their offer will increase over the other competing offers, as well as a cap on the maximum amount they are willing to pay for the property.

For example, a buyer might include an escalation clause that states that their offer will increase by $1,000 over any competing offer, up to a maximum of $325,000. If there is a competing offer of $310,000, the buyer with the escalation clause would automatically increase to $311,000.

However, if another offer is received for $330,000, the buyer’s offer would not increase, as the competing offer has exceeded the maximum amount specified in the escalation clause. In this scenario, the competing offer would win the home.

When Should You Use an Escalation Clause?

An escalation clause can be a useful tool in a competitive real estate market, as it allows a buyer to increase their offer without having to continually submit new offers. However, it’s important to carefully consider the terms of the escalation clause and whether it makes sense for your specific situation. Here are a few things to keep in mind:

Determine the Number of Competing Offers: Before including an escalation clause in your offer, it’s important to understand the current state of the market and the level of competition. Your real estate agent should be able to get a gauge on how many other competing offers exist. Are there only 2-3 competing offers or are there more than 10?

If there are several buyers/offers and your market only has a few similar homes for sale, an escalation clause can help you stand out and win a bidding war. If there’s only 1 other competing offer, you might not need an escalation clause.

Consider Your Escalation Cap: When using escalation clauses, it’s important to set a cap on the maximum amount you are willing to pay for the property. Make sure that this amount fits within your budget and that you are comfortable paying that much for the property.

If your offer is signed and your maximum cap is enforced, you will go under contract at the maximum price. If this gives you a sense of dread, it might be a good idea to set a lower cap.

Escalation Clause Tips

As a buyer, the goal is to get your offer accepted without overpaying.

An escalation clause can be a powerful tool in the right circumstances, but it is important for buyers to carefully consider the potential risks and downsides before using one.

Tip #1: Don’t forget to use an appraisal contingency.

If your escalation cap goes well over asking price, you may be at risk of the home not appraising. This can be de-risked by using an appraisal contingency, which protects the buyer from overpaying.

Tip #2: Make sure to optimize the other contract terms.

We’ve seen many scenarios where the person with the highest escalation clause actually loses the house. Although rare, this typically happens when they have weak terms, such as a long due diligence period or a low amount of earnest money.

Escalation Clause Contract Language

The Listing Agent May Not Understand Escalation Clauses

Despite being increasingly popular, some sellers still don’t often notice escalation clauses. Although rare, even a novice listing agent might view your escalations clause and not fully understand it. For buyers, escalation clauses are a useful tool to make their offer stand out in a competitive market. For sellers, they can be a great way to lock in a higher sale price. However, they’re not without risks and if you don’t handle a competitive bidding war correctly. Here’s an example of how to use an escalation clause in a real estate contract, but check with your agent before using or editing this language:

“All parties agree that the buyer shall pay $1,000 more than the next highest offer, up to a cap of $325,000. If no other competing offer exists, the purchase price shall remain $300,000 (or the same as the initial offer). If escalation clause is activated, the listing broker agrees to share any competing contract with the buyer for review.”
